Job Description

The Sr. Superintendent is a critical member of our Field Operations team and will work closely with Project Management and Field Operations to manage our projects using their experience, knowledge, company-defined processes and technologies. This position reports to the Director of Field Operations.


This position is required for a new ground up 11K sqft. Post/Beam furniture store, located in Garden City, KS. Project duration will be 9 – 12 months. We prefer to find a candidate who has Post/Beam experience for this project.


This project is just getting started with civil work and we are ready to hire immediately. Additionally they will at times lead other Superintendents, ensure jobsite safety, help create project schedules, managing project to the schedule and budget, effectively coordinate, supervise, and communicate with assigned project personnel, detailed understanding of the construction plans, verifying the work of others conform to the plans, ensuring quality work, generating RFIs when plans conflict, managing inspections, jobsite organization, maintenance, minor hands-on work, and administrative tasks as required.


The Sr. Superintendent will focus on delivering a successful, quality product, on time and within budget. The Sr. Superintendent will need to build strong and effective working relationships with Precision staff, vendors, subcontractors, architects, engineers, inspectors, and clients.

This position will travel and work remotely, and must be mature, responsible, and professional while they are representing Precision Contractors.


Job Responsibilities

• Assist with establishing safety guidelines and enforce a safe working environment for all projects.

• Assist with establishing standard guidelines for implementing and conducting construction kickoff & weekly meetings with all assigned subcontractors to set expectations, align scope, priorities, and progress for projects.

• Assist with creating, implementing, and enforcing daily and weekly standard communication procedures with all assigned subcontractors.

• Assist with creating, implementing, and enforcing opening and closing procedures for jobsites.

• Assist with establishing field standards and guidelines for maintaining a clean and organized jobsite daily and holding subcontractors accountable.

• Collaboratively and effectively work with Project Manager, Supervisor, and project personnel.

• Take ownership of position and project in the day-to-day management of subcontractors, safety, schedules, cost, and quality delivery.

• Plan and communicate daily, weekly activities with onsite personnel, PM, and Field Ops management.

• Set a leadership example by directing employees and subcontractors in a professional and respectful manner.

• Assist with implementing standards for daily, weekly, and monthly reporting using the defined Field Ops and Project Management processes and tools.

• Look and act on process and tool improvement opportunities and be an ambassador for change.

• Take progress pictures daily using company approved processes.

• Assist with establishing guidelines and implement criteria and processes for proactively escalating site and project concerns and issues to the PM, and Field Ops management.

• Ensure all proper permits, safety materials, labor posters, company signs are correctly posted on the jobsite.

• Assist with a process and tools needed to verify and ensure field personnel have all approved documents to start the project.

• Proactively read and understand construction drawings in detail, becoming the focal point for information and guidance on the project

• Verify drawings and specifications are constructable, identify and document issues (i.e., RFIs) and potential resolutions.

• Take steps to understand project scope and commitments contractually with our client.

• Read and understand project contracts with vendors and subcontractors.

• Oversee subcontractors to successfully complete projects and scope according to their contract.

• Verify all layouts and dimensions prior to and after construction against drawings.

• Prior to installation, field verify equipment/materials conform to approved submittals.

• Send written communication to the PM when any subcontractor work is not complying with the approved contractual scope of work, drawings, specifications, directives, quality etc.

• Validate request for Change Orders against approved documentation and contracts before submitting to the PM for consideration and/or approval.

• Ensure no Change Order work or expenses are incurred without prior approval from the PM.

• Request Change Order for any potential work outside of the defined project documents.

• Tracking of time for subcontractors that are on a T & M budget.

• Assist PM and Field Ops to create and maintain master project schedule.

• Collaborate with vendors, subcontractors, staff to create and provide 2-3 week look-ahead schedules to the PM.

• Assist the PM with securing and acquiring subcontractors and materials as needed.

• Assist with establishing and implementing processes to ensure all current copies of project documents are printed onsite and shared with subcontractors, prior to starting any scope of work.

• Proactively report any jobsite conditions that do not allow for defined plans and specifications to be fully implemented to the PM.

• Verify all self-performed and subcontracted work conforms to approved drawings, specifications, submittals, RFIs and field directives.

• Timely inventory, document and report materials delivered to site and ensure they are stored and safely protected from weather and theft.

• Schedule and manage all inspections, holding subcontractors for their respective inspections.

• Collaborate and professionally work with clients, project team management, vendors, and subcontractors to gain the support you need to succeed.

• Ensure project schedules are being met and a quality product is delivered to the client on time and within approved budgets.

• Responsible for and ensure all punch items or deficiencies are addressed and corrected.

• Hands on as needed with carpentry work.

• As required will work the days and hours necessary to complete a project with quality.


Qualifications

• Must have a proven track record leading projects and others to achieve goals.

• Must have excellent ability to communicate in written and oral form, bilingual is a plus.

• Must have strong ability to interpret project scope, define work breakdown and task sequencing.

• Must have a strong work ethic, willing to get things done and do whatever it takes.

• Must have strong knowledge and experience of the construction industry, means & methods in the areas of Architecture/Structural/MEP and Civil specifically as it relates to new ground up project and tenant build outs.

• Must have strong ability to interpret and verify work conforms drawings and specifications.

• Must have strong ability to verify drawings and specifications are constructable, and identify document issues (i.e., RFIs) and potential resolutions.

• Must have proven experience defining project sequencing and assist the PM with creating & maintaining schedules.

• Must be able to create 3-week look ahead schedules.

• Must have strong understanding of the commercial construction project life cycle.

• Must have excellent priority setting and time management skills.

• Must be able to multi-task, prioritize, and manage work in a fast-paced environment.

• Must be very detail oriented, with strong planning and problem-solving skills.

• Must have excellent interpersonal skills.

• Must be self-motivated, punctual, accountable, and professional and be able to work independently.

• Must have excellent negotiating skills, be convincing and resourceful when managing subcontractors.

• Ability to pass a drug test and criminal background check.

• Must be proficient with using Microsoft Office 365 tools, scheduling tools, field management tools.

• Ability to lift 75lbs. and work from heights using ladders and aerial equipment.

• Ability to work outdoors in diverse conditions.

• Must have driver’s license and be able to travel (i.e., Air/Auto) to jobsites and work remotely.


Experience

• 5-10 years as a Commercial Superintendent.

• 3 – 5 years as a Superintendent leading high-end TI, PEMB, Post/Beam & Tilt-up projects, is a plus.

• Background in carpentry framing, minor drywall, trim carpentry, scheduling, project management.

• Working experience with Microsoft Office.

• Working remote and travel.

Education:

• Bachelor’s and/or graduate degree in Architecture, Engineering, Construction Management or equivalent.

• Have an associate degree in construction management with 5 years construction experience.

• 10 - 12 years equivalent Commercial Construction experience, working for General Contractor.

• OSHA 10-hour certification, basic first aid, CPR training, is a plus.

• Certified Stormwater management is a plus.
