Job Description

Quantity Surveyor assists the Site Manager by managing all aspects of the contractual and financial side of project. Especially, Quantity Surveyor manages “changes” during the execution of project from original terms and conditions of the contract between our client and us as well as our financial proposal. Based on the findings, Quantity Surveyor will negotiate and obtain approval for the “change order” with our client and subcontractors to ensure that project will be completed within the original budget and time schedule.

Essential Functions

Project Financial Responsibilities

• Reviews progress and cost reports, schedules, and requirements for completion on a regular basis to support Site Manager.

• Manages change order on a regular basis to support Site Manager.

Preconstruction Services

• Participates in reviewing drawings and specifications.

• Understands estimate the cost and manhours needed on the project to complete tasks and achieve customer project expectations within budget and on schedule.

• Involved in preconstruction planning, regarding all aspects of budget and project schedule.

Project Start-up and Scheduling

• Understands and becomes familiar with project specifications, the contract, and the contract’s general conditions, budget and time schedule.

Project Administration, Operations, and Close-Out

• Closely communicates with our field project management team members and subcontractors to ensure conformity with the terms and conditions under the contract.

• Every time when finds out “changes”, prepares report “change order request form” and notifies to our project management team to hold that activity until completion of negotiation with our client.

• Negotiates with our client utilizing change order request form with proper back-up evidence on timely manner and obtains approval.

• Summarizes change order in a report and shares with our field project management team.

• Ensures project completion within original budget and time schedule.

• Attends daily/weekly project progress meetings with the customer and all subcontractor representatives and understands the upcoming days/week’s work to be accomplished.

• Ensures the project closeout process is finalized to settle all financial obligations, demobilize all resources, and transit the project to the customer.

Promote Relations

• Builds effective relationships with customer, engineers, subcontractors, suppliers that reflect and support company core values and meet or exceed the customer’s expectations.

• Creates and maintains good relationships among our field project management team over several nationalities, genders, ages and experience. Directs the team members toward success of the project.

QUALIFICATIONS

• Certified Quantity Surveyor.

• Candidates should have a minimum of 15 years of experience in the industrial, construction or/and mechanical installation field.

• Familiarity with a wide variety of field concepts, practices and procedures

• Working knowledge of construction contract language and terms

• Ability to make decisions under tight deadlines.

• Ability to organize people, tools, and equipment and plan/manage multiple activities to accomplish desired results.

• Ability to estimate project costs considering the appropriate labor, materials, and equipment necessary for estimation and execution of the project.

• Working knowledge of and ability to apply OSHA safety standards

• Exhibits commitment to quality by evaluating project-related processes and making necessary changes, using customer input to make improvements, and meeting or exceeding internal and external customer expectations.

• Proficiency using a personal computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook).

• Ability to dictate &/ or review daily logs, monthly reports, etc. as needed for clarification and updates of project progress.

• Associates Degree or higher in Construction Management, Engineering (Mechanical, Electrical or Civil) or a related field preferred, or a combination of experience and education.

Working Environment:

• Most work is completed on job sites in an existing site office. Due to daily condition changes on construction projects, when employees are outside of the office, trailer or structure, they must wear appropriate personal protective equipment as required by the company's safety policies and as required for weather conditions.

• Must be able to work extended hours, weekends, and possible holidays as directed by Site Manager and project schedule to meet the customers’ deadlines.

• The project team and/or team member may need to move to other projected work geographic locations, if necessary.
