Velocity Venture Partners is a young, dynamic, fast-moving real estate development firm seeking Commercial Estimator candidates to assist in the growth of our business. Velocity is the leading acquirer of Class B industrial real estate throughout the Greater Philadelphia area and has acquired north of 8 million square feet over the past six years. The Firm currently owns over 70 buildings between New Jersey and Pennsylvania and leases industrial space to over 300 tenants – ranging from Fortune 500 behemoths like Amazon, FedEx, Merck to local & regional distributors, manufacturers, and services-based businesses.


Position Overview:

Analyzes drawings, blueprints, specifications, proposals, and other documentation to prepare conceptual or detailed time, cost, and labor estimates for construction projects. Identifies project cost savings and develops recommendations to save time, labor, and material costs.


Specific Responsibilities:

Complete Estimate Start-Up Sheet to establish preparation milestone dates including:

  • Soliciting of subcontractors via telephone
  • Sending plans and specifications to subcontractors
  • Conducting Internal Meetings to review status of estimate development/Subcontractor coverage/strategy for assembly of estimate.
  • Completing trade scopes of work for internal review with subsequent issuance to subcontractors.
  • Following up on calls to subcontractors to reconfirm their participation and to address questions and concerns.
  • Completing estimates based on estimator’s take-off and pricing for internal review.
  • Finalizing review of Estimate packages including Detailed Estimate, Bid Summary Sheet, General Conditions estimate, Subcontractor Comparison Sheets, Qualifications & Exclusions, and specific bid form for the project (if required).


Qualifications:

  • 3-5 years of experience in project estimation, preferably in the manufacturing or understanding of lease documents, and small to large renovation projects.
  • Understanding of engineering drawings, specifications, and technical documentation.
  • Advance MS Excel skills.
  • Proficiency in estimating software and tools.
  • Knowledge of AutoCAD preferred.
  • Strong analytical and problem-solving skills.
  • Excellent communication and negotiation skills.
  • Meticulous attention to detail to ensure accuracy in estimating costs and quantities.
