Role Overview: We are seeking a dynamic individual to join our team as a Director of Pre-Construction. This role plays a crucial part in our turnkey design-build system, ensuring efficient and effective coordination between design and construction phases. The ideal candidate will embody our core values and possess a strong background in construction knowledge, estimating, purchasing, and project management.

Key Responsibilities:

- Collaborate with the sales and design team to provide preliminary and contract estimates, specs, and proposals.

- Coordinate with architects, designers, and engineers to connect design concepts with construction feasibility.

- Develop and maintain relationships with trade partners to ensure reliability and efficiency.

- Conduct procurement & analysis of subcontractors' bids based on optimal pricing and accuracy.

- Monitor subcontractor performance to ensure quality and standards are met.

- Facilitate construction agreements, scopes of work, and bid contract documents.

- Continuously seek opportunities for cost savings and value engineering.

- Interface with accounting for billing and payment inquiries and resolve any issues.

Qualifications:

- Minimum 5 years of experience in the construction/home building industry, with estimating, takeoff, and purchasing experience required.

- Strong knowledge of construction materials, building codes, and blueprints.

- Excellent communication skills and ability to work collaboratively in a team environment.

- Proficiency in Microsoft Office Suite, particularly Excel, with an aptitude for learning new software programs.

- Ability to travel to project sites as needed for onsite assessments and meetings.

- College degree preferred.

- Starting salary range to be determined based on experience.

- Quarterly bonus program offered based on quarterly rocks established with manager.

- Mileage reimbursement for travel $0.67/mile for site and vendor visits. Started at first job, vendor, or office. Log required. Paid monthly.

- $100 personal cellphone stipend paid monthly.

- Health Insurance offered after 90-day probationary period, 50% company paid. Health, Vision, Short Term Disability and Life Insurance offered as well (employee pays 100%)

- 2 weeks paid time off. Plus major holidays. We also take 1 week off around Christmas and New Years as a company.
