Acquisitions Analyst/Associate


The Company:

The Albanese Organization (“Albanese” or “Company”) is a 75 year, privately held, full-service real estate firm dedicated to creating commercial and residential buildings of distinction, quality and architectural merit that optimize value, are environmentally responsible, and enhance the communities in which they are located. Albanese has an extensive track record of partnering with institutional investors to acquire and/or develop over 7 million square feet of commercial real estate, including multifamily (rental and for-sale), office, hotel, and retail properties.


The Role:

Albanese is looking to add an Analyst to its growing Acquisitions team. The Acquisitions Analyst, reporting to the group Vice President, will assist in various phases of the real estate acquisitions, development, and capital markets process. The Analyst will play a crucial role on the deals currently in the Albanese pipeline as well as working with the Vice President to identify new deals and strategies for the Company to pursue.


Primary responsibilities of the Analyst will include, but are not limited to, the following:


Underwriting, Financial Analysis and Market Data

Prepare detailed Excel and Argus financial underwriting models for ground-up development and value-add acquisitions of residential and commercial properties.

Prepare market research and analysis including comparable analysis (rental, condo, land, building sale comps), market conditions and dynamics, and matrix of competitive properties.

Prepare internal and external investment memorandums summarizing the financial analysis and market data to be used in the investment decision process.

Assist in the management of the internal acquisition pipeline, including assisting with new deal onboarding, preparation of pipeline meeting materials, and the sourcing of new acquisition opportunities.

Assist in the preparation of both narrative and quantitative sections of RFP and RFQ responses.

Participate in the preparation of pre-development budgets, development budgets, and schedules for proposed projects.

Participate in the entitlement process.

Research all relevant financial assumptions for underwriting.

Prepare marketing materials to present both the overall firm as well as specific projects.

Assist with all due diligence efforts and closing a transaction.

Financing

Assist with arranging debt and equity financing, reach out to and interact with lenders and investors, review and analyze debt/equity terms, perform sensitivity analysis on key deal terms, and prepare summaries for internal review.

Design and Development

Assist with the design of a project including working with the project and design architects, landscape architects, interior designers, site planners, and other professionals and consultants.

Attend meetings and assist with follow-up with the design team.

The Ideal Candidate:

The ideal candidate for the role will possess existing experience working for or with real estate investment companies, and possess the following experience, skills, or traits:

  • Bachelor’s Degree required. Real Estate, Finance, or another related field is preferred
  • 1–3 years of experience working at or with real estate investment companies in a role that required underwriting and understanding new investment opportunities.
  • An understanding of all primary aspects of commercial and residential real estate is required.
  • Significant financial modeling experience, including:
  • Strong knowledge of project budgeting and ability to create Excel models and perform detailed financial analysis.
  • High degree of proficiency with pro forma and cash flow analysis.
  • Detail oriented, well-organized, high-energy, positive attitude.
  • Excellent analytical and creative problem solver, including the ability to operate in and adjust to new and uncertain environments
  • Possess excellent written, speaking, and organizational skills.
  • Must be highly motivated, efficient, and willing to work hard to meet deadlines with a high level of accuracy.
  • Ability to work proactively, both independently and in teams, and exhibit accountability of projects and deadlines.
  • Strong collaborative team player.
  • Proficiency in Argus, Excel, and all MS Office applications.
  • Proficiency in Adobe InDesign a plus.
  • General knowledge of the NYC Metro market including NYC, NJ, Long Island and Westchester.
