Graveyard Superintendent

Job Summary: We are seeking an experienced Night Shift Construction Superintendent to oversee tenant improvement projects during off-hours. This role is critical in managing the fast-paced and time-sensitive nature of tenant improvement work, ensuring that renovations, upgrades, and build-outs are completed on schedule and with minimal impact on existing building occupants. The Superintendent will be responsible for all night shift on-site activities, including subcontractor coordination, quality control, safety management, and maintaining project timelines.

Key Responsibilities:

• Night Shift Oversight: Manage and oversee all construction activities during night shifts, ensuring that tenant improvement projects progress smoothly and stay on schedule.
• Subcontractor Coordination: Supervise and coordinate subcontractors, ensuring they adhere to project specifications, schedules, and safety protocols. Hold nightly site meetings to review progress and resolve any issues.
• Scheduling & Execution: Develop and maintain detailed construction schedules for night work, ensuring all tasks are completed on time. Plan and execute work to avoid disruptions to building operations during the day.
• Quality Control: Ensure all work meets project plans, specifications, and high-quality standards. Conduct regular inspections to ensure compliance with building codes and client expectations.
• Safety Leadership: Enforce OSHA safety standards and company policies during night shifts. Ensure all personnel are following safety protocols and that the site is secure and hazard-free for day shift workers.
• Problem Solving: Address any issues or delays that arise during the night shift. Quickly identify solutions to keep the project on track, and communicate with the Project Manager as needed.
• Client & Building Management Communication: Maintain communication with building management, tenants, and other stakeholders regarding project status and night shift activities. Ensure work is done with minimal disruption to tenant operations.
• Documentation: Maintain accurate night shift logs, safety reports, material deliveries, and work completion records. Provide nightly reports to the Project Manager to keep them updated on progress.
• Change Orders: Work with the Project Manager to identify, document, and manage change orders related to tenant requests or unforeseen issues. Ensure all changes are documented and approved before implementation.
• Project Closeout: Assist in final inspections and punch list completion for tenant improvement projects. Ensure that all night shift work is finished to the client’s satisfaction and that the space is ready for occupancy or use.

Qualifications:

• Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field (preferred).
• Minimum of 3 years of experience as a Superintendent, with a focus on tenant improvement projects.
• Proven experience managing night shift construction work, particularly in occupied spaces such as office buildings or retail environments.
• Strong knowledge of construction methods, materials, and processes specific to tenant improvement projects, including demolition, interior finishes, and MEP systems.
• Proficiency in construction management software (e.g., Procore, PlanGrid) and scheduling tools (e.g., MS Project, Primavera).
• Ability to read and interpret construction drawings, plans, and specifications.
• Excellent organizational, leadership, and communication skills.
• Strong attention to detail and problem-solving abilities.
• Knowledge of OSHA regulations and experience enforcing safety protocols on-site.
• Flexibility to work night shifts and adjust to project-specific demands.
