We are seeking an experienced Preconstruction Manager/Estimator to join our team and manage the preconstruction phase for ground-up commercial construction projects across Georgia. This role is responsible for overseeing the estimation process, cost analysis, bidding, and planning activities for new commercial developments. The ideal candidate will have a strong background in preconstruction management, experience with ground-up construction, and a solid understanding of the construction market in Georgia.

Key Responsibilities:

Preconstruction Planning & Coordination:

  • Lead the preconstruction phase of ground-up commercial projects, including estimating, value engineering, and coordination with design teams.
  • Work closely with architects, engineers, and owners to understand project scope, goals, and budget.
  • Provide strategic input on the constructability of projects, including suggestions for cost-effective methods, materials, and design alternatives.
  • Develop comprehensive preconstruction schedules and ensure alignment with project milestones.
  • Conduct initial site assessments to evaluate feasibility, access, and site conditions.

Estimating & Cost Control:

  • Prepare detailed cost estimates for ground-up commercial projects, including labor, materials, equipment, and subcontractor quotes.
  • Analyze project drawings, specifications, and scope of work to ensure complete and accurate cost estimation.
  • Generate takeoffs and utilize industry-standard estimating software (e.g., Procore, Sage Estimating, BuildingConnected) to develop cost projections.
  • Conduct budget reviews and collaborate with the project team to identify potential cost savings or risks.
  • Track and report on cost variances throughout the preconstruction and construction phases.

Bid Preparation & Subcontractor Coordination:

  • Lead the preparation and issuance of bid packages to subcontractors and vendors.
  • Review bids from subcontractors and suppliers, ensuring that they meet project requirements and provide competitive pricing.
  • Negotiate with subcontractors and vendors to secure the best pricing and contract terms.
  • Ensure compliance with project specifications, local regulations, and safety standards in all bids and estimates.
  • Assist in contract negotiations and support the final selection of subcontractors.

Client & Stakeholder Communication:

  • Collaborate with clients, design teams, and project managers to review preconstruction documents, drawings, and specifications.
  • Present cost estimates and value engineering options to clients to facilitate decision-making.
  • Manage client expectations by providing regular updates on project status, potential risks, and cost adjustments.
  • Provide expertise in guiding clients through preconstruction activities, including design alternatives and building system choices that affect cost and schedule.

Risk Management & Value Engineering:

  • Proactively identify and manage project risks, including cost escalation, design changes, and site conditions.
  • Lead value engineering efforts to optimize project costs while maintaining quality and functionality.
  • Recommend adjustments to the design or construction methods that can reduce costs or improve efficiency.
  • Ensure that all estimates account for potential contingencies related to scope changes, unforeseen conditions, or regulatory challenges.

Project Transition & Handover:

  • Ensure the smooth transition of preconstruction information to the construction phase by providing comprehensive handover documents, cost breakdowns, and schedule timelines.
  • Work closely with the project management team to ensure that project execution aligns with preconstruction estimates and budget.
  • Review change orders and ensure proper documentation of scope changes, cost impacts, and schedule adjustments.

Documentation & Reporting:

  • Maintain accurate records of preconstruction activities, including meeting minutes, design reviews, cost estimates, and project documentation.
  • Prepare preconstruction reports and documentation for internal review and client presentations.
  • Assist in the preparation of bid letters, scope letters, and other necessary preconstruction documentation.

Qualifications:

Education:

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. Equivalent work experience will also be considered.

Experience:

  • 5-10 years of experience in preconstruction or estimating for ground-up commercial construction projects.
  • Extensive experience with estimating software (e.g., Procore, Sage Estimating, Bluebeam).
  • Proven experience managing large commercial projects from preconstruction through to execution.
  • Experience with cost estimation for ground-up commercial projects including office buildings, retail centers, healthcare facilities, industrial buildings, and educational structures.
  • Knowledge of local Georgia building codes, construction practices, and FDOT requirements (if applicable).
