***This position requires someone to live locally in the Greater Seattle area***This position works a hybrid schedule of two days per week in the office (three days per week WFH)
ESSENTIAL RESPONSIBILITIES
- Interpret complex legal language in retail tenant leases.
- Manage the portfolio of commercial real estate retail leases, overseeing lease abstraction, interpretation, and documentation.
- Help pro-actively identify upcoming changes in the lease renewals and how these changes will create financial impacts.
- Alert the company CFO of upcoming lease negotiation items on the horizon.
- Ensure accuracy and completeness of lease data entry into the lease management system (Leasecake) and maintain lease files.
- Oversee the ongoing creation and maintenance of lease abstract files (internally or externally)
- Coordinate with Asset Managers, Property Managers, and Accountants at each step of the lease process.
- Monitor financial aspects of leases, including rent payments, escalations, and reconciliations.
- Coordinate with accounting and finance to teams to ensure accurate and timely lease-related financial reporting.
- Designs reports utilizing various report tools within Leasecake.
- Prepares and distributes critical date reports; maintains tickler system for tracking important dates and tasks related leases.
- Assists Asset Management, Leasing and Property Management with critical information in the lease in a timely manner.
- Performs other duties as assigned.
QUALIFICATIONS (Preferred, but not required)
- Strong in-depth experience with retail leases
- Proficiency in Word, Excel, and general Microsoft Office Suite.
- Ability to quickly learn new software tools and explore reporting functionality.
- Strong written and oral communication skills
- Strong organizational skills
- 2+ years’ experience in professional level commercial real estate/lease audit
- Possess skills, abilities and traits that align with the company’s Key Principles
- Ability to work on-site (in-office two days per week)
