The Commercial Property Manager I (CPM I) supports this mission by managing an existing and possibly growing portfolio of real estate in the designated market. As a CPM I, the individual will be responsible for monitoring the day-to-day operations of maintenance staff activities, monitoring active operations budgets and financial performance of each property, and cultivating positive, lasting tenant-landlord and landlord-vendor relationships.


Essential Duties and Responsibilities include but are not limited to the following:


  • Maintain necessary analysis and action reporting that may include but not be limited to the follow:
  • Tenant Accounts Receivable Tracking and Late Fee Applications
  • Monthly Accrual and Variance Note Actions
  • Tenant Percentage Rent Tracking
  • Property Tax Billing and Invoice Monitoring
  • Certificate of Insurance Tracking (Vendor / Tenant)
  • Tenant Equipment PM Service Schedule and Report Tracking (HVAC)
  • Parking Revenue Tracking and Parking Vendor Relations
  • Tenant and Vendor Contact Listings
  • Utility Account Portal and Billing Processing
  • Tenant Sub-meter billings
  • Tenant and Client Work Order Tracking
  • Office Equipment Agreement Tracking (Copier, Mailing Equipment, Coffee and Water)
  • Access Control and Emergency Monitoring Duties
  • Participate in Annual Property Budgeting Preparation, Review and Implementation
  • Participate in the preparation and distribution of Annual CAM Reconciliations
  • Research, analyze and make recommendations to resolve tenant and vendor issues
  • Professionally resolve issues with tenants, customers, and vendors
  • Understand fundamental lease provisions and be able to explain to tenants as needed
  • Maintain a professional presence and appearance at all times


Qualifications:


  • 1-5 years of commercial property management experience preferred
  • General knowledge and understanding of commercial leases, contracts, and financial statements
  • Must have or be willing to obtain a real estate license and CPM (or other) designations
  • Must have a valid driver’s license and MVR record acceptable to the company’s liability insurance carrier
  • Excellent communication skills, both written and oral
  • Excellent computer skills, with the ability to learn new programs
  • Ability to multi-task in a fast-paced environment

Compensation:

The Commercial Property Manager compensation will be based on experience and qualifications. This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions.


Supervisory Responsibility:


This position may have limited supervisory responsibility


Promotional Opportunity:

Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants. To be considered, Associates must have a satisfactory performance record and have no disciplinary actions during the last twelve (12) months. Management retains the discretion to make exceptions to the policy.
