Job Duties and Responsibilities:

The Property Manager is responsible for the operational & financial success of the property as well as the maintenance & tenant satisfaction. Oversees & develops on-site team. Reports to Office Manager.

  • Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Contracts with tenants by negotiating leases and collecting security deposits.
  • Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, and collections for outstanding payments.
  • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services
  • Maintains building systems by contracting for maintenance services and supervising repairs.
  • Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforces occupancy policies and procedures by confronting violators.
  • Prepares reports by collecting, analyze, and summarizing data and trends.

Accomplishes organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.

Prepares and completes all reports required.

Ensures that all residents’ requests or complaints are responded to in timely, efficient and courteous manner.


Qualifications / Skills:


A thorough understanding of the competitive market.

Familiarity with applicable local, state, and federal fair housing laws and regulations

Competence with office management software including Google Suite

Good customer service skills and the ability to deal with difficult people and challenging situations while maintaining a positive and calm demeanour.

Good verbal and written communication skills.

Proven financial and accounting experience.

1-3 years of property management experience a plus

Solid knowledge Microsoft Outlook, Excel, Word and Google Suite
