We are seeking a skilled and experienced Superintendent to oversee the construction of multifamily projects. The ideal candidate will have a deep understanding of multifamily construction processes, a strong commitment to safety, quality, and efficiency, and the ability to manage complex projects from inception through completion. This role involves hands-on management of all on-site activities and coordination with various stakeholders to ensure successful project delivery.


Key Responsibilities:

  • Project Supervision and Coordination:
  • Direct and oversee all on-site activities for multifamily construction projects.
  • Coordinate with subcontractors, suppliers, and site personnel to ensure project milestones and quality standards are met.
  • Ensure project sites are organized, safe, and compliant with all regulations.
  • Quality Control and Assurance:
  • Implement and enforce quality control measures to ensure construction meets design specifications and building codes.
  • Conduct regular inspections and quality checks, addressing any non-compliance or defects immediately.
  • Maintain detailed records of quality assessments and corrective actions.
  • Schedule Management:
  • Develop and manage project schedules, ensuring timely completion of all construction phases.
  • Monitor project progress, identify potential delays, and implement solutions to stay on schedule.
  • Coordinate with project management to align on timelines and deliverables.
  • Safety Management:
  • Enforce strict adherence to safety protocols and OSHA regulations on the job site.
  • Conduct safety meetings and training sessions to promote a safe working environment.
  • Investigate and report any incidents or accidents promptly, implementing measures to prevent recurrence.
  • Material and Equipment Management:
  • Oversee the delivery, storage, and handling of materials and equipment, ensuring efficient use and minimal waste.
  • Manage inventory levels to prevent shortages and maintain project momentum.
  • Regularly inspect tools and equipment, ensuring they are properly maintained and in good working order.
  • Budget and Cost Control:
  • Monitor project costs and assist in controlling expenses to stay within budget.
  • Identify and implement cost-saving opportunities without compromising quality or safety.
  • Prepare and submit regular reports on project financials and progress.
  • Client and Stakeholder Communication:
  • Serve as the primary on-site contact for clients, architects, engineers, and other stakeholders.
  • Provide clear and timely communication regarding project status, issues, and updates.
  • Address and resolve any client concerns or questions in a professional manner.
  • Documentation and Reporting:
  • Maintain accurate and detailed records of daily activities, progress reports, and site conditions.
  • Ensure all project documentation, including permits, inspection reports, and change orders, is current and properly archived.
  • Prepare reports for upper management and clients, summarizing project status and key metrics.


Qualifications:

  • Education and Experience:
  • High school diploma or equivalent; a degree in construction management, civil engineering, or a related field is preferred.
  • Minimum of 5-10 years of experience in a supervisory role within multifamily residential construction.
  • Proven experience managing complex multifamily construction projects from start to finish.


  • Skills and Competencies:
  • Strong knowledge of multifamily construction processes, materials, and building codes.
  • Excellent leadership and organizational skills, with the ability to manage multiple tasks and priorities.
  • Proficiency in reading and interpreting blueprints, specifications, and construction documents.
  • Familiarity with construction management software and tools (e.g., Procore, PlanGrid).
  • Strong communication and interpersonal skills, with the ability to work effectively with diverse teams.
