Summary


The Mechanical Supervisor supports the overall facility management operations, working closely with the FM Manager to ensure efficient and effective facility utilization, maintenance, and improvement. They assist in developing and implementing strategies to optimize facility performance and enhance occupant experience. Responsibilities include coordinating maintenance activities, managing budgets, ensuring compliance with safety and regulatory standards, and overseeing vendor contracts and relationships. The Mechanical Supervisor also assists in space planning, security protocols, project management, and leading facility staff. They play a vital role in maintaining a safe and functional environment while supporting the Facility Management Supervisor in achieving organizational goals.


Minimum Qualifications


- Education : Bachelor’s degree in Mechanical Engineering or related area.

- State approved license preferred. (Mechanical contractor)

- Over 5 years professional experience on live facility maintenance preferred.

- Experience with Korean company/culture preferred.


Knowledge, Skills, and Abilities


Knowledge

- In-depth knowledge of mechanical parts, components, and systems.

- Understanding of plumbing systems, mechanical facilities, mechanical system, air compressor, boiler, waste water treatment, HVAC systems, fire protection systems, landscape and building facility repair, etc.

- Familiarity with industry standards and regulations related to mechanical parts.

- Knowledge of mechanical manufacturing processes, materials, and quality control methods.

- Understanding of inventory management principles and practices for Mechanical parts.

- Knowledge of maintenance and repair procedures for mechanical equipment.

Skills

- Strong technical skills to identify, assess, and troubleshoot mechanical part issues.

- Proficiency in reading and interpreting mechanical diagrams, schematics, and specifications.

- Ability to use relevant tools and equipment for mechanical part inspection, measurement, and assembly.

- Knowledge of mechanical testing and measurement techniques.

- Attention to detail and precision in handling and fitting mechanical parts.

- Excellent organizational skills to manage and track inventory of mechanical parts.

- Proficiency in using relevant software for inventory management and documentation.


Abilities

- Strong problem-solving skills to analyze and resolve mechanical part-related issues.

- Ability to assist in planning and coordinating the procurement and sourcing of mechanical parts.

- Capacity to work collaboratively with cross-functional teams and external suppliers.

- Effective communication skills to interact with vendors, engineers, and other stakeholders.

- Ability to work in a fast-paced environment and prioritize tasks effectively.

- Capacity to adapt to changes in technology and industry trends related to mechanical parts.

- Strong commitment to maintaining safety standards and adhering to regulations.


Essential Functions

- Assist in developing facility maintenance plans: Support and contribute to the development of maintenance plans for the facility. Assist in adjusting work schedules according to the plans and support repair and maintenance activities.

- Support facility maintenance team: Provide support to the facility maintenance team and assist in assigning roles and responsibilities to team members. Offer necessary resources to enhance collaboration and productivity within the team.

- Assist in facility maintenance operations: Support and assist in maintenance and preservation activities for the facility. This includes maintenance of plumbing systems, mechanical facilities, mechanical system, air compressor, boiler, wastewater treatment, HVAC systems, fire protection systems, landscape and building facility repair, etc..

- Support On-site scheduled inspection, preventive management, and punch list equipment installation and commissioning inspection

- Assist in facility safety and regulatory compliance: Provide support in adhering to relevant laws and regulations, ensuring facility safety. Assist in supporting compliance with safety procedures and policies and participate in reporting and addressing safety issues or hazards.

- Assist in facility maintenance budget: Support the management of budgets for facility maintenance operations. Assist in budget preparation, monitoring expenditures, and providing support for budget reporting to achieve budget schedules and efficiency.

- Assist in managing external collaborations: Maintain relationships and provide support in collaboration with external contractors and service providers. Verify contract and agreement terms and support communication with external partners.

- Assist in maintaining facility maintenance records: Provide support in maintaining documentation and records of maintenance activities. Assist in managing work logs, maintenance reports, and documentation requirements.

- Assist in problem-solving and emergency response: Support problem-solving related to facility maintenance and assist in responding to emergency situations.

- Stay updated on technology advancements and industry trends: Assist in staying informed about facility maintenance technology, methods, and industry trends to contribute to continuous improvement efforts within the team.
