Position Summary

Our client is looking for a dedicated Building Engineer to ensure the efficient operation and maintenance of HVAC and MEP systems across their properties. The successful candidate will respond to tenant requests, handle maintenance activities, and maintain compliance with safety and environmental standards. You will be integral to the daily operations, working closely with other departments and contractors to ensure smooth, safe, and efficient building operations.


Building Engineer Job Overview- **Must have Commercial Real Estate industry experience**

Location: Charlotte, NC

Reports to: Chief Engineer

Schedule: Full-time

Work Arrangement: On-site


Key Responsibilities

  • Tenant & Public Interaction:
  • Respond promptly and courteously to tenant requests, maintaining professional interactions.
  • Collaborate with team members across departments to ensure excellent service.
  • System Operation & Maintenance:
  • Oversee the maintenance of HVAC, MEP systems, and equipment, including pumps, chillers, boilers, air compressors, and AHUs.
  • Conduct inspections, lubrication, and routine repairs, ensuring efficient operation.
  • Adjust HVAC systems for seasonal comfort control and maintain environmental conditions.
  • Safety & Compliance:
  • Ensure compliance with safety and environmental regulations at city, state, and federal levels.
  • Assist with emergency protocols and safety procedures, including evacuations when necessary.
  • Inventory Management:
  • Manage the ordering, stocking, and inventory of necessary parts and supplies like HVAC and electrical components.
  • Water System & Chemical Analysis:
  • Conduct chemical analysis on cooling systems and document water treatment readings.
  • Report anomalies and coordinate with contractors for necessary treatments.
  • Emergency Support:
  • Support emergency response teams and assist in maintaining safety protocols during emergency situations.
  • Record Keeping:
  • Maintain logs and reports, including maintenance records, chemical usage logs, and time logs.
  • Document property incidents and prepare clear, factual reports.


Qualifications

Experience & Education:

  • At least 5 years of experience in commercial office buildings, specializing in Mechanical/HVAC operations, plumbing, electrical systems, and day-to-day building management.
  • High School Diploma or equivalent required; SMA/SMT designation preferred.


Skills & Competencies:

  • Proficiency in using test equipment (e.g., multi-meters, pressure gauges, airflow meters).
  • Familiarity with basic hand tools and power tools (e.g., drills, wrenches, pliers).
  • Ability to comprehend and follow written, oral, and schedule-based instructions, including shop manuals and technical drawings.
  • Strong verbal and written communication skills.
  • Ability to remain calm and composed in emergencies and work effectively under pressure.


Physical Requirements

  • Reliable transportation and valid insurance for travel between buildings.
  • Ability to lift 25 lbs or more, climb ladders, and access confined spaces.
  • Be on your feet for 85% of the day.
  • Available for on-call duty after hours, on weekends, and during holidays.
  • Respond to emergencies at any time via phone, email, or text.


Working Environment

  • Indoor work: 80%
  • Outdoor work: 20%
