The Chief Operating Officer is responsible for a high level of strategic planning, supervision of leaders, client and vendor management, and operational leadership including: property operations and compliance, legal management, driving and maintain performance to ensure the achievement of service goals, operational KPIs, and long term financial growth. Along with this responsibility comes a very high level of expectations.

Job Functions:
  • Leads, plans, oversees, and coordinates all property operations toward the achievement of established policies, goals, and operating objectives.
  • Own the creation and management of organizational operational policies and procedures
  • Oversees client relationship management; collaborating with third party owners to ensure operational excellence
  • Guides and leads operational staff across the organization to ensure operational goals and objectives are met
  • Participates in budget planning, creation, and management/oversight to ensure financial goals are met
  • Responsible for ownership of operational training and development across the organization to drive compliance
  • Provide legal oversight and management for ongoing cases; seeing through to resolution
  • Collaborate with Property Management President and other leaders across both Property Management and other entities to ensure adherence to long term goals and strategic plans for growth
  • Lead the onboarding and offboarding of all third party clients
  • Review and manage all operational contracts across the organization
  • Manage and reduce operational risks across all properties and regions
  • Pursue proactive resolutions to issues that arise including those impacting organizational reputation and quality standards
  • Ensure quality standards of service are met across all regions, including appropriate staffing and allocation of personnel, training, compliance, and daily operations, that reflect consideration for legal requirments and internal standards
  • Travel greater than 50% may be expected to ensure excellence in property operations and collaboration with regional employees and third party clients
Desired Skills and Experience

7-10 years of Executive level property management experience in an operational role
At least 5 years of supervision of high level property management leaders in a mid-sized company
Must have property management/3rd party ownership experience
Experience in Policy creation, policy procedure, legal and risk, and evictions
