Overview:

We are seeking a highly motivated and experienced Sales Manager to oversee the sales and operations of our managed, Land-Lease community in Florida. The Sales Manager will be responsible for maintaining the overall functionality, appearance, and resident satisfaction of the community as well as providing oversight for sales and new construction activities. The ideal candidate will possess strong leadership skills, excellent communication abilities, and a proven track record in property management and sales.


Responsibilities:

1. Leadership and Team Management:

  • Provide effective leadership to the community staff, including hiring, training, and performance management.
  • Foster a positive and collaborative work environment to ensure team cohesion and productivity.
  • Set clear objectives and goals for staff members and monitor their progress.


2. Operational Management:

  • Oversee all aspects of day-to-day operations, including maintenance, landscaping, security, and administrative functions.
  • Develop and implement efficient processes and procedures to improve operational effectiveness.
  • Ensure compliance with all applicable laws, regulations, and company policies.


3. Financial Management:

  • Develop and manage the community budget, including revenue projections and expense control.
  • Monitor financial performance and implement strategies to optimize revenue and reduce costs.
  • Review financial reports regularly and make recommendations for improvement as needed.


4. Resident Relations:

  • Act as the primary point of contact for residents, addressing their concerns and inquiries in a timely and professional manner.
  • Organize community events and activities to foster a sense of belonging and community spirit.
  • Implement initiatives to enhance resident satisfaction and retention.


5. Property Maintenance:

  • Oversee maintenance operations to ensure that the community is well-maintained and aesthetically pleasing.
  • Develop and implement preventative maintenance programs to prolong the life of community assets.
  • Coordinate with vendors and contractors to perform necessary repairs and improvements.


6. Safety and Security:

  • Implement and enforce safety and security protocols to protect residents, staff, and property.
  • Conduct regular inspections of the community to identify potential safety hazards and security risks.
  • Colorate with local law enforcement and emergency services as needed.


7. Board of Directors/Association Management:

  • Work closely with the community's Board of Directors or Association to implement their directives and policies.
  • Prepare and present reports and recommendations to the Board regarding community operations and finances.
  • Attend Board meetings and provide updates on community matters.


Qualifications:

  • Bachelor's degree in Business Administration, Property Management, or related field (preferred).
  • Minimum of 5 years of experience in sales and property management, with at least 2 years in a supervisory or managerial role.
  • Strong knowledge of property management principles, practices, and regulations.
  • Excellent leadership, interpersonal, and communication skills.
  • Experience in property management software and Microsoft Office Suite.
  • Ability to work flexible hours, including evenings and weekends, as needed.
  • Valid driver's license and reliable transportation.
