Job Description: As the Director of Preconstruction and Estimating, you will be a key member of the management team, leading preconstruction and estimating efforts. Your role involves collaborating with owners, architects, and TCCI personnel to develop estimates from conceptual schematic designs to final construction documents, ensuring mutually acceptable project costs.

Key Responsibilities:

  • Lead the preconstruction/estimating team, managing diverse ground-up and renovation projects.
  • Oversee preparation of detailed estimates (conceptual, schematic, design development, GMP, lump sum).
  • Prepare and analyze cost models, assemble General Conditions, and maintain a cost history database.
  • Stay updated on industry trends, estimating methods, construction methods, materials, costs, productivity rates, and building codes.
  • Foster relationships with owners, architects, and subcontractors, and ensure adherence to TCCI’s policies.
  • Hire, train, and develop preconstruction and estimating staff.
  • Participate in meetings with stakeholders and ensure TCCI’s bids and proposals are competitive.
  • Manage standardization and distribution of preconstruction documents and correspondence.
  • Review construction documents, suggest value engineering options, and ensure quality control of bids and estimates.
  • Develop and enhance the subcontractor database, ensuring a competitive bidding process.
  • Provide cost information and estimates for changes during construction phases.
  • Facilitate collaboration, lead project turnover meetings, and analyze estimated vs. actual costs upon project completion.

Qualifications:

  • Bachelor’s Degree in Civil Engineering, Construction Management, Architecture, or related field.
  • Minimum 15 years of estimating experience, with at least 5 years as a Preconstruction Director or Chief Estimator.
  • Experience managing an estimating team of at least eight members.
  • Proficiency in cost estimating and analysis, RFP/Q preparation, and various construction methods.
  • Technologically proficient in Microsoft Office and estimating software (e.g., Timberline, On-Screen Takeoff, BIM).
  • Experience with GMP and CMAR contracting models is a plus.
