Key Responsibilities:

Preconstruction Planning:

  • Lead the preconstruction phase, including conceptual and detailed estimating, budgeting, and scheduling.
  • Develop comprehensive GMP and lump sum bids, ensuring accuracy and completeness of cost estimates.
  • Collaborate with project teams, architects, engineers, and subcontractors to gather essential project information.

Estimating:

  • Prepare detailed and accurate cost estimates for projects, including labor, materials, equipment, and subcontractor costs.
  • Analyze project plans, specifications, and other documents to understand the scope and requirements.
  • Utilize estimating software and tools to enhance the accuracy and efficiency of the estimating process.

Bid Management:

  • Manage the entire bidding process, including the solicitation of bids from subcontractors and suppliers.
  • Evaluate and analyze subcontractor and supplier bids to ensure competitiveness and compliance with project requirements.
  • Negotiate and finalize subcontractor agreements and contracts.

Cost Control:

  • Monitor and control project costs throughout the preconstruction and construction phases.
  • Identify potential cost-saving opportunities and value engineering options.
  • Provide regular cost reports and updates to project stakeholders.

Collaboration and Communication:

  • Collaborate with project managers, superintendents, and other team members to ensure seamless project execution.
  • Communicate effectively with clients, architects, engineers, and subcontractors to address project needs and resolve issues.
  • Participate in project meetings and presentations to provide insights and updates on preconstruction and estimating activities.

Risk Management:

  • Identify potential risks and develop strategies to mitigate them during the preconstruction phase.
  • Ensure compliance with company policies, industry standards, and regulatory requirements.


Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field. A combination of education and experience will be considered.
  • Minimum of 3+ years of experience in estimating and preconstruction management, with experience handling both GMP and lump sum bids.
  • Proficiency in estimating software and Microsoft Office Suite (Excel, Word, Project).
  • Strong understanding of construction methods, materials, and building systems.
