We are currently seeking a Land Acquisitioner to join our client's team in Myrtle Beach, SC


Our client is well-known, publicly traded national homebuilder that has been building high quality homes for decades.


The ideal candidate will be responsible for acquiring undeveloped land or finished lots for residential development. This role involves working closely with property owners, brokers, land developers, city officials, and other key stakeholders to secure land opportunities.


Responsibilities:

  • Organize and manage land acquisition leads, responding to new opportunities and initiating contact with sellers or their representatives.
  • Perform title and municipal research to assess the viability of potential land opportunities.
  • Drum up leads and conduct calls to gather initial information and assess seller interest.
  • Engage with sellers to negotiate terms and conditions, and prepare letters of intent. Negotiate purchase contracts to ensure favorable terms for the company.
  • Maintain and strengthen relationships with land developers, brokers, and landowners to identify and secure new acquisition opportunities.
  • Underwrite and analyze the financial aspects of each land acquisition to ensure the opportunity aligns with the company's development goals and budget.
  • Regularly communicate with city officials and local government representatives to understand zoning, regulations, and development processes.
  • Conduct all business in a professional, ethical manner to enhance company reputation and profitability.
  • Be willing to travel overnight as needed for site visits and meetings.


Requirements:

  • Completion of a college or university program (e.g., a fifth-year certificate) or equivalent experience.
  • 2 to 6 years of related experience in land acquisition or a similar field.
  • Proficiency in MS Office and email communication.
  • Ability to understand and follow instructions provided in both written and oral formats.
  • Strong written and verbal communication skills.
  • Ability to manage multiple tasks with attention to detail.


Preferred Qualifications:

  • Strong organizational skills and the ability to manage competing priorities.
  • Experience in negotiating land purchase contracts.
  • Ability to effectively communicate with various stakeholders, including city officials and property owners.
