Position Summary

The Analyst will be responsible for supporting the Investments team in the acquisition and management of various real estate equity and credit positions, including office, multifamily and retail properties primarily in New York City. 

 

Responsibilities

  • Assist Asset Manager in managing all aspects of the asset-level value creation for specific properties within the firm’s real estate portfolio through developing long-term leasing and repositioning strategies including major construction, managing asset operations and staff, conducting loan negotiations, and assisting with all other property related activities.
  • Create and/or modify existing Argus files and financial models. Complete understanding of modeling standards, impact of changes to models and ability to communicate effectively the results of the analysis will all be critical requirements.
  • Assist in the analysis of leases, capital projects, cash flows, marketing, etc.
  • Perform credit analysis on prospective and existing tenants as required.
  • Complete Lease Analysis as necessary and discuss details with the Asset Manager. Emphasis on extracting accurate and complete information from a proposal, letter of intent or lease with respect to costs and options/concessions.
  • Work with the Asset Manager on the valuation process including uploading quarterly information, reviewing draft appraisals and reviewing responses from appraisers.
  • Assist in preparing budgets, business plans, annual and quarterly reporting.
  • Prepare periodic reviews to benchmark asset performance against initial projections and market changes.
  • Perform on-going management review, accounting analyses, and market research on an asset-by-asset basis to formulate opinions on market conditions and strategies to optimize asset performance.
  • Oversee credit investments, monitor performance of underlying real estate, and work with servicers on monthly loan administration.
  • Prepare acquisition investment analysis and related support material.
  • Create offering memorandums and marketing materials, while playing an active role in the Portfolio’s disposition strategy.

 

Required Skills and Experience

  • Undergraduate degree required with a demonstrated interest in Real Estate.
  • 2+ years of relevant real estate investment experience
  • An understanding of debt structures, including both senior and mezzanine positions.
  • Proficiency in Argus and Microsoft Office with strong Excel skills strongly preferred; experience with Yardi is a plus.
  • Skilled critical thinking and analytical abilities to reasonably anticipate team needs.
  • Strong understanding of IRR, NPV and other calculations required. Ability to perform discounted cash flow analysis and understand the drive and results required. Understanding of standard financial statement and components of credit analysis.
  • Outstanding time management skills to meet multiple deadlines.
  • Ability to operate in a fast-paced environment.
  • Ability to work independently with minimal guidance in addition to being team oriented.
  • Excellent oral and written communication skills and demonstrated ability to write various types of reports and business correspondence. Ability to effectively present information and respond to questions.


Salary Range:

  • Actual salary within range will be determined by several components including, but not limited to the individual’s experience, skills, and qualifications.
  • Analyst would be eligible for an annual discretionary performance-based bonus
  • Salary does not include benefits offered in connection with the advertised role. Employees are eligible for a 401(k), health care, dental, group life, and other benefits.
