JOB SUMMARY:


The Portfolio Manager (PM) will have overall accountability for the operations of the assigned properties and will operate the center/s in accordance with policies and standards with the goal of improved profitability.

The Portfolio Manager will have thorough understanding of industry practices, budget forecasting, compliance requirements, company strategic objectives, risk management systems and procedures, and government regulations as it impacts real estate operations.

This position requires a comprehensive understanding of operating best practices and implications for short
- and long-term financial performance. The PM administers the operational management of the portfolio as assigned and considers overall company policy and strategy in all decision making. Excellent communication skills are key to a successful implementation of operational goals.


This position will focus on fine tuning operational methods with the overall goal of improving NOI (Net Operating Income) performance for a given property and in the aggregate portfolio.


ESSENTIAL JOB FUNCTIONS:

  • Establishes and coordinates a communication system involving transaction and activities among Property Managers and Corporate.
  • Hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies and directives; performs performance evaluations on supervised employees; assists Property Managers with sitelevel employees. Responsible for hiring, training and developing a competent team.
  • Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; recommends rent schedules.
  • Establishes and maintains positive relationships with vendors. Responds to vendor questions, concerns, and requests. Assists in ensuring that tenants are in compliance with company guidelines.
  • Performs regular physical inspections of properties and addresses all maintenance and operational issues to maintain company standards.
  • Ensures a safe and pleasant environment and preservation of the property's physical assets, including compliance with all applicable laws, regulations, property and life safety requirements.
  • In coordination with the Facilities Manager and CFO, assists with the management of thirdparty vendors to ensure compliance with contract agreements and property standards.
  • Coordinates projects with Corporate and in conjunction with, Facilities Manager.
  • Manages accounts receivable, collections, and timely administration of moveouts and moveins. Delinquency monitoring and implementation according to company policy.
  • Reads, follows, and implements the company and employee handbooks, property policy manuals, and any other governing documents.
  • Prepares and conducts meetings, as necessary.
  • Conduct onsite audits as needed.
  • Performs other duties as assigned by the Director of Property Management.
