Description

Position Summary: Executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
  • Stays informed about current market and competitor conditions, develops and implements short- and long-term marketing plans and goals, and follows established policies related to concessions, specials, and other programs to boost occupancy.
  • Designs and executes offsite marketing activities to drive traffic to the property, including resident referral and employer outreach programs, utilizing internet marketing tools, and following property-specific marketing plans.
  • Uses on-site property management software to track data and resident information, ensuring show quality standards are met and the leasing office is prepared for daily activities.
  • Follows up with prospects and residents to ensure satisfaction and executes activities in support of the property's lease renewal program.
  • Responds promptly to resident and client concerns, takes action to solve problems, and completes necessary reports and duties.
  • Must meet attendance and punctuality expectations, as well as physical demands of the position.

Organizational Responsibilities:

  • Ensures compliance with regulatory requirements and practices proper safety techniques, offers suggestions for property improvement, and stays updated on industry standards and technology.

Qualifications:

Education/Experience:

High school diploma or GED equivalent required with a background in sales, marketing, and customer service.

Language Ability:

Effective communication skills and ability to write reports and correspondence.

Math Ability:

Mathematical skills necessary for financial reporting.

Reasoning Ability:

Ability to apply sales skills and problem-solving abilities.

Computer Skills:

Proficiency in word processing, property management applications, and internet marketing tools.

Certificates and Licenses:

Current valid driver's license required.

Supervisory Responsibilities:

This job has no supervisory responsibilities.

Work Environment:

Incumbents work in an office environment with exposure to outside elements.

Physical Demands:

Physical requirements include the ability to handle various tasks and lift weights independently or with assistance.
