We're looking for a talented Real Estate Specialist to join our team

As the Real Estate Specialist, you will acquire new tenants while ensuring maximum occupancy of commercial units and high renewal rate. You will use your entrepreneurial and networking skills to identify opportunities, create marketing programs and implement advertising programs when vacancies arise. You will aim to grow your network of potential clients through a proactive approach. Above all, you will have a selfless commitment to our communities and provide superior customer service.

Responsibilities:

  • Ensure maximum occupancy of rental units at all times and a high renewal rate.
  • Responsible for leasing and advertising the property when vacancies occur.
  • Implement marketing programs for the property for commercial leasing projects.
  • Proactively approach and identify qualifying prospective tenants and creating of all rental-related agreements.
  • Process tenant applications, determine potential financial risk, lease negotiation, and close deals in a timely manner.
  • Compare properties with similar properties to determine fair market price, establish rental rate, and calculate the overhead cost, depreciation, taxes, and profit goals.
  • Ensure all essential paperwork and legal documents are properly completed.
  • Travel to various locations and show properties to prospective tenants.
  • Perform other duties as assigned by management.

Qualifications:

  • Bachelor's degree in Business, emphasis in Real Estate, or related field
  • 5 plus years' of experience in commercial property leasing, management and brokerage activities including reporting, lease negotiation, documentation and administration required
  • Bilingual Mandarin is highly preferred
  • CA Real Estate License or Broker License is required
  • Knowledge of Real Estate legal related documents
  • Strong knowledge of Google Workspace and MS Suite (Word, Excel, PowerPoint, etc.)
  • Effective oral and written communication and negotiation
  • Ability to multitask, sales, marketing and customer service
  • Strong problem solving, decision making, analytical and organizational skills
  • Ability to travel is required, minimum 50% travel time including out-of-state
  • Authorized to work in the United States without sponsorship

Physical Requirements:

  • Prolonged periods sitting at a desk and working on a computer
  • Must be able to lift to 15 pounds at times
