Job Brief:
The Groundskeeper is responsible for the overall cleanliness and curb appeal of the
community by removing litter, keeping the community free of debris. The Groundskeeper may also

assist in the preparation of vacant apartments for move-in by new residents, and in completing various resident requests as directed by the Maintenance Manager.



Duties and Responsibilities:
General

  • Conduct all business in accordance with company policies and procedures, state and federal
laws; e.g., OSHA, ADA, Fair Housing, and all other laws pertaining to apartments.

  • Maintaining a professional standard of hygiene, uniforms, acceptable foot wear and ID cards are
all requirements for the daily uniform.

  • Follow Venterra policies/procedures and perform any additional duties or tasks as assigned by
the Maintenance Manager.

  • Attends and participates in training programs as requested.
  • Carry the Venterra Credo Card at all times.
  • Works independently, is attentive to detail, practices attentive and active listening and follows
through.

  • Represents the Company in a professional manner at all times. Consistently maintains a
professional, courteous attitude when dealing with residents, co-workers and the general public.

  • Assists in the preparation of vacant apartments for move-in by new residents
  • May complete resident requests for service as directed by the Maintenance Manager
  • Deliver notices to apartments
  • Maintains the cleanliness and appearance of the community in line with the established standards

to include the following:
o Grounds
o Building exteriors
o Parking lots
o Breezeways
o Property Entrance
o Leasing Office & tour route
o Amenities
o Pool(s)
o Other common areas

Physical Requirements

  • Ability to stand and walk for long intervals
  • Lifting/carrying (supplies, equipment, etc.):

NOTE:
Lifting and carrying of weights exceeding 50lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/c units, abandoned sofas, etc.

Bend/Stoop/Squat/Kneel Perform routine cleaning; pick up debris
Climb Stairs Routine cleaning duties require access to 2nd and 3rd floor
Push or Pull Move light furniture or equipment, open and close doors

Climb ladders Perform routine duties
Grasp/Grip/Turning Handle tools and equipment.
Finger Dexterity Handle tools and equipment.
