Global REIT is looking to add a Spanish-speaking property accountant to its Philadelphia office. The ideal candidate will be fluent in Spanish, experienced in CAM Reconciliations, and able to conduct month-end closes.

Responsibilities

·Execute full charge accounting and reporting for assigned industrial/warehouse assets.

·Complete fixed asset schedule maintenance and updates as well as other intangible/deferred asset amortization schedules and maintenance.

·Perform straight line rent reconciliation, analysis and updates.

·Execute leasing costs (legal, leasing commission, marketing) amortization and analysis.

·Perform above/below market lease reconciliation, analysis and updates.

·Complete construction accounting analysis and updates.

·Resolve tenant CAM/RET disputes in conjunction with Property Management and A/R teams.

·Complete annual tenant CAM/RET reconciliations.

·Review and approve property invoices.

·Analyze NOI variance (actual vs. budget, $10K/10%).

·Compile and complete annual operating expense budgets.

·Assist with year-end financial audit.

·Prepare monthly bank reconciliations, tenant utility billings and other tenant billings as needed.

·Review and adjust monthly management fees.

·Review and complete monthly GL closes and supporting schedules.

·Perform other duties as assigned by management

Minimum Education & Experience Requirements:

·Bachelor's degree in Accounting required; Advance degree a plus

·Three (3) to five (5) years of experience with historical cost accounting, with a REIT background preferred

·Prior experience in an accounting role for a construction or property management/real estate company

·Experience with CAM reconciliations and month-end reporting

·Knowledge of MRI, Real Asset Management and Nexus

The Fair market Assumption for this role's base salary is between $70000 and $80000 annually.

The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
