Summary:

We are seeking a Project Manager, Intermediate Project Manager, and Senior Project Manager to provide staff augmentation and construction management (CM) support for multiple hospital projects located in Sacramento, San Jose, and Portland. The selected candidate will assist the Owner's project team through all phases of the project, ensuring design and construction processes are executed efficiently and in compliance with contract specifications.

Design Phase Responsibilities:

  • Manage Design Submittals: Oversee the design submittal process, ensuring all submittals are reviewed, approved, and logged in a timely manner, including resubmittals.
  • Track Submittal Reviews: Maintain a log to track design comments and ensure all feedback is addressed. Work with design professionals to distribute the final submittal log, confirming acceptance of all submittals.

Construction Phase Responsibilities:

  • Quality Assurance (QA) Oversight: Oversee QA on-site construction activities, ensuring compliance with contract specifications.
  • Contract Documentation: Document and maintain all contract data, preparing required reports and updates for the Owner.
  • Monitor Project Budget & Schedule: Track budget and schedule progress, advising the Owner on trends that may affect timely and cost-effective project completion. Provide monthly schedule updates and highlight any concerns to the project scheduler.
  • Review Contract Documents: Ensure all contract documents and procedures are followed. Recommend improvements or new procedures when necessary.
  • Weekly & Special Construction Meetings: Attend meetings to evaluate and control progress, quality, budget, and address action items.
  • Inspection & Testing Services: Coordinate services from testing and inspection firms, ensuring compliance with agreements. Review and approve invoices, forwarding recommendations to the construction administrator for final approval.
  • Change Orders & Claims Resolution: Maintain and reconcile change order logs. Assist with evaluating and resolving contract changes, claims, and disputes in collaboration with the Owner. Participate in or conduct negotiations as directed by the Owner.
  • Allowance Log Management: Track allowance usage and reconcile monthly with the contractor's allowance log.
  • Project Closeout Coordination: Oversee final inspections, certifications, and scheduling of occupancy. Ensure all operation and maintenance data, record drawings, and training materials are completed as required by contract.
  • Compliance Oversight: Monitor compliance with contract documents and design directives, particularly in conjunction with the Inspector of Record (IOR). Review IOR’s daily and inspection reports to identify any issues that need attention.
  • Reporting: Submit weekly and monthly written reports to the Owner and design professionals, addressing unresolved issues, budget control, quality control, submittal review, and progress against contract timelines.

Required Qualifications:

  • University Degree in Engineering, Construction Management, or Architecture.
  • A minimum of 10 years of construction experience in roles such as Project Manager, Construction Manager, Construction Management Representative, or Owner’s Representative.
  • Healthcare project experience and in-depth knowledge of Mechanical, Electrical, and Plumbing (MEP) systems.
  • Experience with Design-Build (DB) projects and familiarity with the OSHPD/HCAI design approval process.
  • Strong background in Change Order Requests (CORs), managing project costs and budgets, and handling Requests for Information (RFIs), submittals, and field observation reports.
  • Proficiency in construction management software such as Procore or similar platforms to track construction progress, manage documentation, and communicate with project teams.
  • Experience using Microsoft Excel or related cost estimating software to develop Independent Cost Estimates for change order negotiations.
  • Strong understanding of Critical Path Method (CPM) scheduling, including the ability to evaluate contractor-provided schedules, logic, and sequencing.
  • Expertise in risk management and managing constructability risks on construction projects.
  • Experience in reviewing engineering designs, contractor shop drawings, vendor specifications, and other documents to assess constructability and compliance with standards and requirements.
  • Excellent interpersonal skills, with a proven ability to manage and collaborate with difficult contractors within the parameters of the General Conditions.
  • Leadership capabilities: Ability to guide staff and stakeholders through detailed project procedures, ensure compliance with timelines, and achieve project goals.
  • Demonstrated success in managing projects with multiple stakeholders, prioritizing issues, and facilitating timely resolutions through collaboration and decision-making.
  • Strong administrative and document control skills: Expertise in tracking, filing, and reporting project documents and communications, including cost and schedule data.
