Carillon is recruiting for a hospitality-focused Director of Plant Operations to join our team This role is responsible for overseeing the care and maintenance of all aspects of the community’s physical plant including maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant, remodel, landscaping, and security employees; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines.

GENERAL SUMMARY:

Working in accordance with established policies and procedures and/or specific instructions from the Plant Operations Director, the Facility Maintenance Manager is responsible for assisting in the repair and maintenance of all residential and community equipment, interior and exterior of community property. Assists Plant Operations Director in training, supervising and evaluating maintenance staff. Assists in inventory control, computerized monitoring of maintenance inventory, works within annual budget. Responsible for assisting in all phases of safety and safety inspections. All work is to be performed professionally, including high-quality work practices, safety, neatness, and thoroughness.

PRINCIPLE DUTIES:

Essential Job Duties:

Responsible for performing general maintenance duties in the community including but not limited to carpentry, electrical work, HVAC work, painting, plumbing, pool repairs and appliance repairs. During emergencies or natural disasters, employees may be required to report for duty as assigned by the Plant Operations Director for the duration of the disaster. Maintains acceptable standards of personal hygiene and complies with department dress code. Attends in-service training and education sessions as assigned by supervisor. Responsible for operating hand and power tools and ensuring that all equipment is in safe operating order. Responsible for department communication, including but not limited to incoming phone calls and radio communication. Assists with the assignment of daily work orders, daily assignments, and preventive maintenance assignments, checks to ensure timely completion, and standards of performance established by Sandhill Cove. Responsible for keeping up written and computer records to monitor maintenance and preventive maintenance schedules, including inventory. Assists with maintenance reports, including but not limited to monthly and quarterly reports. Assists with employee-related personnel issues, including, but not limited to, performance reviews and discipline. Performs periodic inspections of the community, including, but not limited to, roofs, air conditioning systems, lighting, parking areas, and all mechanical equipment, and reports all findings to the Plant Operations Director. Responsible for the operation of Computer Systems pertaining to the Preventive Maintenance Program. Must demonstrate proficiency in the operation of a Fire Alarm System within fourteen (14) days of hire. Assists with the inspection of all apartments vacated and schedules necessary repairs. Maintains work areas in a safe and sanitary condition which may include, but is not limited to, picking up trash around work area, cleaning up spills and pressure cleaning work areas. Observe and participate in the use of Universal Precautions. Responsible for assisting in all phases of safety and performing fire drills and safety inspections and making recommendations on needed corrections. HOSPITALITY FOCUS:

QUALIFICATIONS:

Two (2) years vocational or technical, or on-the-job building maintenance experience preferred. Ability to understand and perform basic arithmetic measurements. Must have a valid Florida Driver's License. Must have the ability to read, write and speak English.

A minimum of 5 years in a supervisory position is preferred, as well as computer knowledge and a background in building and equipment maintenance.
