RESPONSIBILITIES

:

ESSENTIAL FUNCTIONS   OF THE CLASS (The following may not include all duties performed; not all incumbents perform all essential functions delineated):  Plans, assigns, supervises subordinate personnel; manages and participates in cleaning, grounds and facilities maintenance activities. Instructs, subordinates and sets expected levels of performance in cleaning buildings and grounds maintenance, proper use of equipment, materials and supplies, and other routines; establishes work schedules; motivates employees to operate as an effective working unit. Schedules and approves leave; counsels employees and resolves informal complaints and grievances through discussion. Reports on employees' work hours and performance; initiates disciplinary action as needed. Makes daily inspections to ensure that prescribed standards are maintained with respect to plant equipment, property, and grounds. Requisitions and distributes equipment, materials, and supplies. Performs and/or sees that preventive maintenance, adjustments, and minor repairs are performed to HVAC, electrical and heating systems, plumbing, windows, etc. Supervises and participates in snow removal. Ensures that proper safety and security precautions are observed. Directs activity set up and assists school and community groups which utilize the building. As required, transports and empties large trash containers into outdoor units. Moves and transports furniture, equipment, boxed textbooks, and other supplies weighing up to 50 pounds and greater weights manually or with mechanical assistance. Inspects building for pests (e.g., bugs and rodents). Meets with maintenance and contractor personnel to plan appropriate action for building repairs. Trains the work force to meet all job requirements and prepares exceptional persons for advancement. Manages or makes minor building and equipment repairs; performs related work as required or assigned.  NOTE HAZARDS/UNUSUAL DEMANDS: Employee is exposed to potential chemical hazards and toxic substances when using cleaning liquids, solvents and solutions, to potential biological hazards when cleaning restrooms, and to potential physical hazards when operating custodian equipment. Work also exposes employee to dust, fumes and occasionally to adverse weather conditions. Work requires the frequent use of safety clothing and equipment and compliance with safety procedures.

EXPERIENCE:

Thorough knowledge of the methods, materials, and equipment used in institutional building cleaning and plant and grounds maintenance. Thorough knowledge of the operation of the heating and cooling system in school plants. Thorough knowledge of the means of protecting self and others from the potential hazard from exposure to blood born pathogens, excrement and other body fluids, and of safe effective cleaning and disposal methods. Ability to plan and supervise the work of a moderate to large staff of custodians. Ability to keep accurate records and prepare accurate reports. Ability and skill to perform minor repairs incidental to building maintenance related trades. Ability to establish and maintain acceptable relations with faculty, students, and the public. Skill in using a buffer and general tools necessary to make minor repairs to the building and equipment.

QUALIFICATIONS:

Graduation from high school or GED, supplemented by a considerable progression of responsible experience in custodial and facilities work, some of which shall have included custodial supervisory experience at the level of Custodian III, or Assistant Custodial Supervisor; or any equivalent combination of education and experience that would provide the above noted knowledge, skills, and ability. Able to perform all required tasks, including reaching, and stretching, working on roofs, from ladders and in confined, often poorly ventilated areas; to work out of doors in a variety of temperatures and climate conditions; and to manually lift up to 50 pounds; transfer heavier weights with manual or mechanical assistance. LICENSE/CERTIFICATION : National Executive Housekeeping Association Certification (safety, chemical control, Asbestos Awareness Training Certificate)  is preferred
