JOB PURPOSE:

The Site Manager directs, manages, and coordinates all business operations on a project site to maximize project safety, productivity, revenue and profitability. The Site Manager is accountable for the safe and efficient method of the sites operation while driving revenue and corresponding profit and loss relating to business operations for the project.

DESCRIPTION OF ESSENTIAL DUTIES:
  • Direct, manage, and coordinate site activities to achieve individual site business plan goals and maximize sales and profitability. Manage all personnel to identify improvement opportunities, develop corresponding improvement plans, and execute contract improvement efforts to enhance business relationships with current customers and establish relationships with new customers.
  • Develop and assemble a team to execute the work as planned. The execution team will be responsible for all aspects of the project including safety, planning/scheduling, logistics, build/install/dismantle as required, procurement, payroll, billing and other items as needed to ensure the success of the project.
  • Direct, manage, and report site operating performance data, communicating results to senior management, subordinate managers, and employees. Maintain accurate records relating to matters such as quantities installed, inventory, billed work, hours worked, services produced, and services purchased. Maintain accurate accounting records relating to site operations and report to corporate on a continuous basis.
  • Coordinate the sales, delivery, and execution of soft craft (scaffold, insulation and paint primarily) consistent with customer requirements and branch revenue and profitability goals.
  • Provide leadership and assist in the supervision and direction of job site work crews to fulfill customer requirements and maintain job profitability.
  • Discuss job requirements with construction job site management and other personnel to insure satisfaction of customer requirements and the safe utilization of company products and services.
  • Develop pre-job plan to assure the proper BrandSafway equipment is available per job requirements, which could require the development of layout design, estimating, bidding, and change orders.
  • Review and administer billing activities to insure that customers are invoiced in an accurate and timely manner for all related services. Follow up with past-due accounts to secure payment for purchased products or services in a manner that insures payment but maintains the business relationship with the customer.
DESCRIPTION OF NONESSENTIAL DUTIES:
  • Perform general housekeeping on a jobsite, as needed.
SUPERVISORY RESPONSIBILITIES:
  • Directly supervises all craft, site administration and site office personnel.
  • Carries out supervisory duties in accordance with company policies and applicable employment laws.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
PROTECTIVE CLOTHING REQUIRED:
  • Requires the wearing of safety glasses, steel-toed footwear, hard hat, personal fall arrest system (full-body harness), respiratory protection and protective gloves.
  • The wearing of hearing protection and site-specific, personal protective equipment may be required.
REQUIRED CLOTHING, TOOLS, ETC:

(The following clothing and tools are required for the successful performance of this job. These items listed are to be provided by the employee.)
  • ANSI Z41 approved, steel-toed work boots with ½ inch defined heel.
  • Craft specific tools may be required.
QUALIFICATION REQUIREMENTS:

  • Requires education generally equivalent to a Bachelor's Degree in Business Administration, Construction Management, Engineering, or a related field
  • Requires ability to process complex time sensitive data and information from multiple sources, make decisions based on this data, and to effectively communicate the related required actions to a broad audience.
  • Requires knowledge of and the ability to use a variety of standard office equipment including a computer. (Utilizing a variety of software packages)
  • Requires a valid driver's license and the ability to drive a motor vehicle in a safe manner while carefully observing all traffic regulations.
  • Requires the knowledge, skills and abilities typically acquired by 10 years of primarily scaffold, insulation and/or paint experience in the commercial and industrial segments.
  • Requires excellent oral and written communication skills to effectively communicate with customers, company employees, and customer employees at job sites and give sales presentations and negotiate terms and conditions of sales to the best advantage of the company.
  • Requires the ability to review and process important customer information (blueprints, plans, specifications, etc.) and prepare timely, accurate and competitive bids.

While performing the duties of this job, the employee is frequently required to talk and/or hear, and/or use hands and fingers to handle or touch objects, tools, or controls. The employee must regularly lift and/or move and/or pull up to 50 pounds (up to 100 pounds with assistance) of equipment, material and/or tools which may include lifting 50 pounds (up to 100 pounds with assistance) above shoulders (6-7 feet). The employee must also be capable of continuously carrying/wearing harness and work belt weighing 25-50 pounds while performing essential duties. Must also be capable of climbing onto trailers or trucks and onto racks to secure and move equipment as well as climbing ladders to access scaffolding up to high, precarious places. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, color vision, and the ability to adjust focus.

The employee regularly works in high, precarious places, is potentially exposed to fumes, airborne particles, dust, non-weather heat, and toxic or caustic chemicals. The noise level is usually moderate, but may be loud at certain times while working at construction job sites. There may be work related travel.

The employee must be available at non-traditional hours to complete projects according to contract or job requirements.
