What you will do:
As the 
Building Engineer Lead
, you will perform routine maintenance to ensure functionality and safety for Cross Street Partners' Property Management Portfolio.

FULL TIME, NON-EXEMPT (Hourly)

To be successful in this role, you have the capability to perform maintenance, repair, and equipment operation in one or several skill areas:

  • HVAC
  • electrical
  • energy management
  • plumbing, lighting, doors, locks, carpentry, painting, roofs, floors, parking
  • tradesman

You will be working independently and report to the Chief Engineer in Baltimore as well as the Community Manager for the property.

COMPENSATION

$35-45/hour depending on qualifications/experience

ESSENTIAL FUNCTIONS
 - including, and not limited to, the following:

  • Conduct inspections for the maintenance and operation of all building equipment to ensure compliance is within design capabilities and achieve proper environmental conditions as prescribed by building management.
  • Ensure the performance of equipment is compliant with preventive maintenance as prescribed by manufacturer's recommendations and specifications.
  • Responsible maintaining the professional appearances of equipment and engineering spaces.
  • Responsible for opening, assigning, updating, and closing all electronic work orders. Enters and updates preventive maintenance schedules and scopes of work. Generates periodic reports as required.
  • Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
  • Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis.
  • Responsible for maintaining the building lighting system, including element and ballast repairs or replacements.
  • Other duties include moving furniture, fixtures, and office partitions, repairing locks, doors, hinges, furniture and other miscellaneous items, the monthly inspection of fire extinguishers and various building maintenance duties as assigned by the property management.
  • Performs the following duties (when applicable):
  • Operation, maintenance and repair of all boilers, heaters, pumps, valves, and lines used in the distribution of hot and chilled water.
  • Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
  • Operation, maintenance and repair of pumps, handling brines or other secondary refrigerating liquids, together with all valves and lines used in the system.
  • Operation, maintenance, and repair of all air compressors, together with distribution lines and all valves and devices for air control.
  • Operation, maintenance, and repair of all natural and manufactured gas distribution lines, including all valves and control devices.
  • Operation, maintenance, and repair of water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines.
  • Operation, maintenance, and repair of all types of electrical motors and engines used to power pumps, compressors, and fans.
  • Operation, maintenance, and repair of sanitary sewer systems, including sump pumps, basins, toilets, urinals, and piping.
  • Maintenance and repair of trash compactors, including electrical and hydraulic systems.
  • Maintenance and repair of kitchen equipment.
  • Maintain proper operation during seasonal changes and recalibrate controls based upon weather conditions to assure energy efficient operations.
  • Maintain all equipment as required per preventive maintenance programs.
  • Life safety and security systems - equipment maintenance applicable in engineers' scope will be included.

MINIMUM QUALIFCATIONS

Any combination of education and/or experience that provides the required knowledge, skills, and abilities to perform the essential functions of the position. A typical combination includes:

Education / Experience

  • High school or equivalency required; two-year degree (college or tech school) preferred.
  • Special training in skill areas.
  • Five (5) to Seven (7) years or more skilled trade experience, or equivalent combination of education and experience.

License

  • The ideal candidate must have a valid driver's license to travel between properties (within the Baltimore area).

Knowledge, Skills, and Abilities

The ideal candidate will possess the ability to:

  • Read, analyze, and interpret general business periodicals, professional journals, blueprints, schematics, technical procedures, or governmental regulations.
  • Ability to write repairs, business, and procedure manuals.
  • Effectively present information respond to questions from groups of managers, clients, customers/tenants, and the general public.
  • Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • Customer friendly with good verbal and written communication skills.
  • Develop basic skills in supervision and be a role model for other field personnel on the site.
  • Have flexibility in work schedule.

Mathematical Skills

The ideal candidate will possess the ability to:

  • Abilities to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rates, ratios, and percentages.
  • The employee should also be able to draw and interpret bar graphs.

PHYSICAL DEMANDS

The ideal candidate will be required to:

  • Perform work while standing, sitting, and/or walking for an extended period.
  • Lift, carry, push, or pull materials and equipment up to 100 pounds.
  • Exert sustained physical efforts over an extended period.
  • Operate basic maintenance equipment and machinery
  • Bend, squat, crawl, climb, or reach for an extended period
  • Perform inspections and access buildings and grounds, including climbing ladders, stairwells, rooftops, confined areas, etc.
  • Maintain specific visual abilities required by the job including close, distance, color, peripheral vision and depth perception.
