Assistant Property Manager

We are seeking an experienced and detail-oriented Assistant Property Manager to join our team. The successful candidate will be responsible for assisting the property manager in handling the day-to-day operations of our communities, ensuring a high level of customer satisfaction, and maintaining compliance with fair housing regulations and Section 8 requirements. The ideal candidate will have a strong background in property management, excellent administrative skills, and the ability to work effectively with tenants and contractors.
Responsibilities
- Assist with the day-to-day operations of multifamily residential properties
- Provide exceptional customer service to residents and guests to ensure an excellent experience
- Manage the resources and assets of the community, including buildings and amenities
- Monitor the property budget on a daily basis in accordance with established goals
- Keep expenses in line with the budget and maximize profitability
- Ensure properties are well-maintained, clean, and attractive to tenants
- Handle tenant inquiries, complaints, and requests in a timely and professional manner
- Advertise and market available units to attract potential tenants
- Screen and select qualified tenants through background checks and credit evaluations
- Prepare and execute lease agreements and renewals
- Collect rent payments and enforce lease terms
- Meet with Regional Supervisor, VP's and Capex Director for advice, assistance, and direction in community improvements
- Work to achieve maximum performance based upon annual goals to increase revenue and other income
- Ensure that all rents, and other fees and ancillary revenues are collected and deposited
- Submit bills to be paid timely
- Purchase necessary equipment and supplies for the community
- Coordinate property maintenance and repairs, including scheduling contractors and vendors
- Conduct regular property inspections to ensure compliance with safety and maintenance standards
- Maintain accurate records of property-related activities, including financial transactions, tenant communications, and maintenance requests
Qualifications
- Strong operations skills and a thorough understanding of the complexities of this position
- Knowledge of Fair Housing regulations and ability to ensure compliance
- Experience in property maintenance, leasing, or management preferred
- Strong administrative skills with the ability to handle legal and leasing paperwork
- Excellent organizational and time management skills
- Proficient in using property management software (e.g., AppFolio) for record keeping and reporting purposes
- Ability to effectively resolve conflicts and handle difficult situations with tenants or contractors
- Strong communication skills, both written and verbal
- Attention to detail, especially in reviewing reports and leases
- Ability to work in a fast-paced environment and prioritize tasks effectively
- A basic understanding of P&L statements and operating budgets
- Bilingual, English & Spanish preferred
