DIRECTOR OF OPERATIONS - Southeast 

Location: Nashville or Atlanta

SUMMARY

As a Director of Operations you will be responsible for overseeing and optimizing the operational and financial performance of the entire multifamily property portfolio. This involves collaborating with senior leadership to develop and execute strategic initiatives, streamlining processes, driving efficiency across departments, managing budgets, and enhancing the resident experience. The Director of Operations plays a critical role in fostering a culture of operational excellence and innovation throughout the organization.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Lead the development and implementation of operational strategies aligned with company goals.    
  • Analyze industry trends, market dynamics, and internal performance data to identify opportunities for improvement and growth.    
  • Collaborate with senior leadership to define key performance indicators (KPIs) and monitor operational effectiveness.    
  • Champion a culture of continuous improvement and innovation across all departments.
  • Identify and implement process improvements to enhance productivity, reduce costs, and optimize resource allocation.    
  • Streamline workflows across departments to ensure smooth project execution and efficient operations.    
  • Leverage data and analytics to monitor performance, identify bottlenecks, and drive informed decision-making.
  • Collaborate with the finance team to develop and manage operational budgets, ensuring alignment with financial targets.    
  • Oversee expense tracking, implement cost-saving initiatives, and monitor financial performance without compromising quality.    
  • Analyze financial data to identify trends, risks, and opportunities for cost optimization.
  • Lead initiatives to enhance the resident experience, ensuring exceptional service and prompt issue resolution.    
  • Collaborate with property management teams to create a seamless and high-quality living experience for all residents.    
  • Develop and implement strategies to improve resident satisfaction, retention, and loyalty.
  • Provide leadership, guidance, and mentorship to operational teams across the organization.    
  • Foster a collaborative and high-performing work environment that encourages innovation and accountability.    
  • Identify and develop talent within the operations teams to ensure succession planning and organizational growth.

Requirements

SKILLS AND EXPERIENCE

  • Bachelor's degree in Business Administration, Operations Management, Real Estate, or a related field.    
  • Master's degree in a relevant field (e.g., Business Administration or Real Estate Development) is a plus.    
  • 12+ years of progressive experience in property management with a proven track record of success in leading and managing large, diverse portfolios across multiple regions.    
  • Demonstrated experience in managing large-scale operations, cross-functional teams, and improving business performance.    
  • Strong analytical and problem-solving skills with the ability to identify trends, interpret data, and make informed decisions.    
  • Excellent communication, interpersonal, and leadership skills with the ability to inspire and motivate teams.    
  • Proficiency in relevant software and technology tools, including property management systems and data analytics platforms.    
  • Complete knowledge of applicable federal, state, and local laws and regulations related to property management.    
  • Valid driver's license with no major infractions in the last 12 months.

  • Maintain an impeccable personal presentation and project a polished, professional demeanor that reflects the sophisticated ambiance of the property.
  • Demonstrate expertise in concierge services, resident events, and lifestyle programming tailored to the discerning tastes of a luxury clientele.

The Director of Operations must be knowledgeable of and comply with all applicable state and federal laws and regulations, including Fair Housing laws, landlord-tenant laws, and privacy laws. Specific regional considerations include:
