JOB TITLE: Vice President of Property Operations

REPORTS TO: SVP of Property Operations

FLSA STATUS: Exempt

JOB SUMMARY:

The Vice President of Property Operations is responsible for oversight and management of all aspects of the company's management operations based out of the Virginia Beach office. Duties will include, but not be limited to, oversight responsibility for a team of five (5) Regional Managers and direct management of 5 to 7 communities. The VP-PO will retain P&L responsibility for a multifamily portfolio consisting of communities/9,900 apartment homes. The company's portfolio is currently comprised primarily of affordable communities (LIHTC, Project Based Section 8 and mixed income) and currently serves core clients.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES will include but are not limited to:

  • Managing People – ensure that all of Regional Managers in your Region receive appropriate direction, support and resources to maximize the performance of the communities in their respective portfolios and are held accountable for achieving mutually agreed upon objectives.
  • Financial Performance – ultimate P&L responsibility for the overall portfolio of properties in the Region.
  • Property Management - direct management responsibility for communities in your Region
  • Mentorship – provide the feedback, coaching and guidance required to support the personal and professional develop all direct reports.
  • Culture – ensure that the leadership team in the Region is nurturing a culture that is consistent with the company's core values.
  • Consistency – ensure that operations in the region are consistent with the company's policies and procedures.
  • Budgeting – review and approval of all property budgets prepared by Regional Managers.
  • Client Relations – collaborate with Regional Managers to provide timely, accurate and effective communication to clients regarding the performance of their respective properties and portfolios. Assume a leadership role in working directly with clients to navigate more complex challenges and issues
  • New Business Development – network and engage with local and regional owners in an effort to expand the company's managed portfolio.
  • Agency/Governmental/Community Liaison– act as the company's representative in any discussions with housing agencies, municipal offices and community groups
  • Apartment Associations – actively participate in local and regional industry associations

Qualified candidates will possess the following:

  • Professional Experience – candidates should possess a minimum of ten (10) years multifamily management experience and a demonstrable track record of increasing leadership responsibility
  • Industry Certifications – Certified Property Manager ("CPM") designation strongly preferred
  • Education – Bachelor's degree required
  • Must be able to conduct a thorough analysis of a subject property to include assessing the Value of an Asset.
  • Must have high sense of urgency in completing all tasks, while maintaining a strong detail orientation.
  • Property Management specific software experience of some kind required. Yardi and Real Page experience preferred.
  • Strong, positive, motivational leadership style in managing multiple teams to success.
  • Must possess extremely strong communications skills; both written and verbal.
  • Must have demonstrated conflict resolutions skills.
