Position Description

Position Title: Maintenance Technician – Residential Properties

Reports to: Maintenance Supervisor & Community Manager

FLSA Status: Non-Exempt

Essential Duties and Responsibilities: This is a position that requires employee to oversee work at all properties and projects and supervise others as described below. Other duties may be assigned, in addition to the following.

  • Follow all Company policies and procedures at all times.
  • Complete service requests from work orders following proper procedures, i.e. enter at residents' convenience, if possible, make repair, clean up thoroughly, observe condition of apartment, report any unusual circumstances, leave notice of work performed.
  • Assist with apartment make-ready procedures, i.e. paint, clean carpets, windows and appliances, service appliances, plumbing and electrical fixtures. Repair or replace old and faulty parts. Check locks, replace burned-out light bulbs, test and repair all unit fixtures.
  • Perform regular inspections of grounds for safety or security hazards and any potential problems, i.e. signs of earth or building movement, pooling water, etc. Inspect buildings, plumbing, electrical fixtures, appliances and major equipment. Check for appearance and cleanliness, structure cracks, excessive wear and faulty parts. Report all repairs or replacements needed to Community Manager and Lead Maintenance Technician. Make repairs as approved.
  • Report and be available for on-call shift as assigned. Follow all on-call procedures.
  • Be familiar with power, water and gas turn-offs, clean-out traps, fire extinguishers and hydrants. Know emergency telephone numbers, including police and fire departments, Security Company and Community Manager.
  • Follow all emergency procedures. Follow general safety standards.
  • Assist in maintaining inventory of tools, equipment and supplies.
  • Report and remove any and all graffiti as soon as it is detected.
  • Keep grounds clear of all debris and litter. Pick up items as needed.
  • Maintain company vehicle.
  • Assist with other maintenance when necessary.
  • Attend all instructions/classes conducted by management, including monthly toolbox safety meetings.
  • Maintain relationship with other staff members, including other departments, all contract laborers working on the property, and all current and prospective residents. Report any problems to Community Manager or Lead Maintenance Technician.

Education and/or Experience:

  • High school diploma or equivalent.
  • Previous maintenance experience required. Familiarity with electricity, plumbing and carpentry. Working knowledge of HVAC systems and appliances.

Language Skills: Must be able to comprehend, speak and write fluent English.

Mathematical Skills: Basic math skills needed.

Reasoning Ability: Must be able to fully think through a problem to consider all available options.

Certificates, Licenses, Registrations: Must have current California driver's license and acceptable driving record. Must have own transportation to get to property.

o Reach Above Shoulder: Perform routine maintenance/repairs, stock and remove equipment.

o Climb Ladders: Perform routine maintenance/repairs.

o Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs.

o Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs.

· Lifting/carrying (supplies, tools, ladders, etc.):

Over 150 lbs. Rare need (less than 1% of the time)

Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons and while wearing the required, appropriate safety equipment. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.

Vision Requirements:

· Constant need (66% to 100% of the time) to observe areas needing attention/correction. Read cautionary labels; respond to written instructions from staff.

· Frequent need (66% to 100% of the time) to see things clearly beyond arm's reach. Observe and assist in general maintenance; observe problems throughout property.

Hearing Requirements:

· Not essential. Frequent need (33% to 66% of the time) to receive instructions from residential management. Written instructions should be acceptable.

Speaking Requirements:

· Constant need (66% to 100% of the time) to verbally communicate with staff and residents

Work Environment: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.

· Outdoors (66% to 100% of the time), all conditions, often for extended periods of time.

· Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Apartments during/after make-ready.

· Frequent need (33% to 66% of the time) to work in awkward and confining positions.

Job Type: Full-time

Pay: $ $24.00 per hour
