Job Summary

The Financial Analyst – Investments is responsible for analyzing investment strategies, monitoring portfolio performance, and providing insights to optimize investments and provide data related to multi-family housing acquisitions and developments. This position provides input into portfolio decisions using curated data and possesses strong analytical skills and a deep understanding of financial markets. The Financial Analyst, Investments works closely with portfolio and asset managers to drive strategic investment decisions that maximize returns.

Key Job Responsibilities

  • Performs, develops, and masters financial modeling by using Microsoft Excel and SmartSheet software to complete Return on Investment (ROI), Discounted Cash Flow (CDF), Net Present Value (NPV), valuation and other ad hoc analysis.
  • Collaborates with team and contributes to preparing financial analysis and reports related to Commercial Real Estate (CRE), public REITs and private equity, and capital markets for the Executive team.
  • Prepares variance reports, proforma underwriting, investment analysis portfolio summaries, and presentations for senior leadership and the Investment Committee.
  • Learns all areas of multifamily investing including asset management, acquisitions and dispositions, property operations, digital marketing, property maintenance, capital projects, loans, driving NOI, ESG and maximizing value in a fiduciary capacity.
  • Conducts national, regional, and local market research and provides comparative analysis.
  • Stays abreast of market trends, economic indicators, and industry developments. Conducts research to identify investment opportunities and assess market risks.
  • Performs sub-market location research to identify local economic drivers, leasing trends, population trends, and recent and future developments.
  • Maintains quarterly market data reports on existing and emerging new markets.
  • Utilizes financial models, such as valuation models for proforma underwriting, and forecasting techniques to assess potential risks and returns.
  • Performs other duties as assigned.

Organizational Responsibilities

  • Maintain a current knowledge of the Company's acquisition and investment strategy and business goals, including the policies, procedures, systems, software, standard operating procedures (SOPs) and various technologies used for executing day-to-day assigned work tasks.
  • Establish, build, and maintain relationships with experts and professionals inside and outside of the multifamily real estate industry and attend and/or participate in conferences, professional associations, and other organizations and events that contribute to one's professional growth and discipline knowledge.
  • Meet the Company's and department's standards and other requirements related to job performance.
  • Personally follow and ensure compliance throughout the assigned portfolio with the Company's established operating, systems, financial, human resources, safety, and security policies and procedures, and meet the Company's and department's standards and other requirements related to job performance.
  • Personally practice proper safety techniques, follow the Company's risk and safety policies and procedures, immediately report and/or address any associate or visitor injury, accident, or other safety-related issues to the appropriate individual(s), and ensure that all associates within the assignment portfolio know the procedures for reporting incidents.
  • Demonstrate behaviors and conduct that reflect the values and philosophies of Lantower Residential, communicate standards and expectations for associate behaviors and conduct, and practice actions and methods that foster a work environment that promotes teamwork and respect.

Working Conditions

  • Incumbents will work in a Lantower Residential office, and, from time to time, may be expected to visit properties within the portfolio or shop competitive properties within the assigned market. Incumbents must be willing to work a flexible schedule to accommodate specific business needs.
  • Some business travel within the portfolio, including overnight stays, may be required.
  • Availability outside of normal business hours, including evenings and weekends, may be required to complete priority work projects.

Physical Demands

  • Incumbents must be able to view computer screens, paper documents, reports, and other written materials for extended period of time where visual strain may result.
  • Incumbents must be able to lift and/or carry objects and equipment of up to 50 pounds required in the performance of the position.

Knowledge, Skills, and Abilities Required

  • Bachelor's Degree in real estate, business, finance, accounting, economics, or a related field is required. 2+ years' experience in multi-family property management or finance experience.
  • Advanced proficiency in Excel, including building models and data analysis.
  • A strong analytical thought process with sound judgement and a keen attention to detail.
  • Excellent written and verbal communication skills.
  • Strong organizational and planning skills, with solid experience in applying project management techniques and skills to deliver complex and comprehensive projects, initiatives, and programs on time and on budget.
  • Must be a self-starter and able to take initiative to make forward progress without being directed or asked.
  • Proven history of demonstrating good judgment in decision-making and problem-solving situations.
  • Accounting and Finance backgrounds are preferred (CPA/CFA candiate).
  • Ability to multitask, meet deadlines, collaborate, and work in team settings as well as independently and contribute to areas beyond the direct scope of responsibility.
  • Solid computer literacy, with experience in the Microsoft suite of products (Word, PowerPoint, Excel, Teams), with the ability to learn new software applications quickly.
  • Demonstrate through words and behaviors the core values and philosophies of the Company.
