Reliance Management Solutions ("RMS") is a rapidly growing, institutional property manager focused primarily on rental townhome communities in Tennessee and the Carolinas. We are seeking a Regional Property Manager to join our team in the Nashville, TN area officed in Smyrna. The Regional Property Manager will be responsible for overseeing the management and operations of multiple properties in the Southeast, playing an instrumental role in expanding our presence in the region.

Key Responsibilities:

  • Oversee the daily operations of assigned portfolio properties, working closely with onsite community teams to optimize leasing, maintenance, and tenant relations
  • Manage and mentor community management teams to set operational goals and achieve objectives
  • Develop and implement strategic plans to enhance property performance and profitability, driving revenue growth and expense control initiatives
  • Prepare and manage operational budgets and forecasts, tracking progress and reporting results directly to ownership on a regular basis
  • Establish and maintain relationships with vendors, contractors, and municipalities
  • Travel as needed to conduct regular property inspections to ensure compliance with company standards
  • Respond to urgent issues outside of normal working hours when required

Qualifications:

  • Bachelor's degree in real estate, business administration/management, finance, or related field
  • Minimum of 5 years of experience in property management, with at least 2 years in a regional management role
  • Proficient in Yardi/Rent Café property management software and Microsoft Office suite
  • Excellent communication, leadership, and interpersonal skills to liaise effectively with property managers, ownership, and residents
  • Clear understanding of financial statements and budgets, with an ability to analyze reports and data effectively
  • Working knowledge of local and federal laws including Fair Housing and Landlord Tenant Laws
  • Outstanding organizational skills to efficiently manage multiple tasks on tight deadlines
  • Attention to detail and proactive problem-solving skills
