Summary of Position: 

The Director of Development will be responsible for leading the North Carolina and South Carolina development teams on executing all functions of the development process for multifamily and mixed- use real estate projects with a focus on sourcing new opportunities, planning, entitlement, financial analysis, and overall management from inception to stabilization. The Director of Development will directly report to the Managing Director of the southeast division as well as have access to multiple corporate leaders throughout the firm and is expected to manage multifaceted tasks concurrently and successfully for multiple projects.

Principal Duties & Responsibilities: 

  • This role requires superior knowledge of the comprehensive real estate development process as well as in depth knowledge of all primary and secondary market conditions.  
  • The ideal candidate will have historical development experience in the Charlotte and Raleigh/ Durham markets with strong broker, landowner, consultant and municipal relationships.  
  • Candidate will be responsible for Identifying new development opportunities including working with and leading the Investment team to prepare and present investment opportunities to the Quarterra Investment Committee and private equity.  
  • Lead the development and construction team in all aspects of predevelopment, including Identifying and underwrite new development opportunities, evaluating market-specific economic and demographic drivers, rental and sales comparable data, local supply and demand fundamentals, reviewing construction and consultant proposals and property tax estimates and projections. 
  • Review civil and architectural plans to drive quality and cost effectiveness.
  • Prepare, maintain, and monitor project budgets and formulate monthly project development reports.
  • Initiate and sustain the financial projections, monthly draw requests and related analyses for the development and operation of the projects.
  • Direct the internal project team and outside professionals in creating and implementing an effective strategy for the success of the development projects. 

Education & Experience Requirements: 

  • MBA with concentration in Real Estate, Finance, Civil Engineering, Building Sciences, or related field required.
  • Or 10+ years of experience in real estate development (with an emphasis on multifamily), land development and project management and the demonstrated ability to build and direct effective teams to manage major development projects.
  • Knowledge and understanding of development and construction practices.
  • Excellent written, verbal, and interpersonal communication with the ability to manage all expectations.
  • Experience managing several projects simultaneously.
  • Advanced Microsoft Office suite experience including (Excel, PowerPoint, Word).

Additional Requirements: 

  • Occasional travel within and outside designated region.

Physical Requirements: 

This is primarily a sedentary office position which requires the Director of Development to have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger dexterity is necessary. Occasional construction site visits will require the ability to climb ladders and walk over rough terrain.
