Here's the scoop: 

The Maintenance Technician is responsible for maintaining Kenect community in an attractive, safe and quality condition and assisting the Maintenance Supervisor and Director of Facilities in the operations of the maintenance departments, ensuring success in all departments including residential units, operating maintenance shop, abiding by local and federal fair housing guidelines. Primary functions include: perform building repairs, HVAC, plumbing, electrical and painting repairs as service requests are submitted and to prepare for future move ins.

What this opportunity entails:

  • Complete inspections of units, co-working offices, amenity spaces, etc.
  • Organize, prioritize and complete unit make-readies, service requests and general maintenance tasks according to company standards in a timely manner
  • Assist in ensuring that the grounds, buildings and units and fully functional, safe and attractive. Inspect grounds, buildings and units on a regular basis
  • Maintain inventories of supplies, tools and equipment needed for maintenance and repairs. Responsible for proper and cost effective use of equipment and materials
  • Collaborate with the Regional Director of Facilities on turnover planning and execution
  • Assist in implementing preventative maintenance, safety and good housekeeping practices
  • Manage property risks effectively by communicating potential liabilities, and reporting incidents in a timely manner
  • Responsible for adhering to the budget and actively participating in monthly financial performance reviews. Monitor monthly operating statements. Control delinquency, collections, and expenditures
  • Work in conjunction with the Executive Director and Regional Director of Maintenance to develop Capital Improvement and Preventive Maintenance Plans to maintain the value of the asset. Collaborate with Facilities Manager on Turnover planning and execution
  • Maintain and process employee hours. Closely monitor employee hours to prevent overtime unless previously approved or due to an emergency situation
  • Supports key business leaders by interviewing, orienting and training team members in accordance with the Company's policies and procedures
  • Researches, proposes and manages initiatives necessary to keep abreast of the current changes in technology, processes and standards within the industry by attending internal and external training programs
  • Foster a positive community atmosphere with excellent customer service
  • Keeps Executive Director and Regional Director of Maintenance advised of significant operational issues.
  • Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
  • Update all work orders in Yardi upon completion and communicating with resident members
  • Perform preventative maintenance measures and other maintenance duties as requested
  • Adhere to all company policies and procedures.

What we need from you:    

  • A minimum of 3 years of various experience in the multi-family housing industry, real estate or hospitality industry is required.
  • Fluent in One Drive and MS Office
  • Knowledgeable on current technology such as smart phones, Nest Thermostats, iPad and tablet usage
  • Experience with Yardi preferred
  • Valid Drivers License- position may require use of employee's own vehicle to pick up supplies and other property related activities.
  • Ability to be "on call" 24 hours, seven days per week.

Required Education/Training: 

  • A Bachelor's degree is preferred. A high school diploma or equivalent is required.
  • Industry specific certifications HVAC, CPO, Etc.

Physical Demands of Job:  

The necessary physical functions for the position include standing, walking, lifting, pushing, pulling, climbing, stooping, kneeling, bending, reaching, writing, driving, talking, hearing, seeing, and the ability to cope with environmental conditions inside and outside the building throughout the year. Travel outside the local market to attend company and/or industry meetings or conferences will be minimal. Notification will be provided as far in advance as possible in order for personal arrangements to be made.
