Mobile Maintenance Technician I

Position Summary
The Mobile Maintenance Technician I performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost-effectiveness, and service to the client and its occupants. This individual will maintain a high level of professionalism in addressing facility management issues, including responding to and resolving any client requests or concerns.
Essential Functions:
- Electrical: Maintain lighting fixtures and ballasts
- Electrical: Assist in repair, replace, and/or maintain 115V convenience outlets
- Electrical: Assist in more complex repairs and additions to electrical systems
- Electronic systems (Fire alarm, security, timers): Ability to operate and perform tests
- Plumbing: Repair flush valve on toilets and keep properly maintained
- Plumbing: Perform corrective and preventive maintenance on all plumbing issues throughout the facility, including roof drains, storm drains, faucets, valves, and water filters
- Plumbing: Clear drainage/sewage stoppages using appropriate equipment and methods
- Carpentry: Repair and assemble furniture
- HVAC: Change Ventilation Filters
- General: Maintain and clean mechanical rooms and equipment to maintain in like new condition
- General: Complete corrective/preventative maintenance work orders in a timely and professional manner
- General: Perform painting as needed/assigned
- General: Perform cleaning/janitorial functions or supervise
- General: Respond to On-Call emergency repair work or after-hours
- General: Maintain clean and organized work areas
- General: Maintain supply and materials in stock, organize and replenish
- General: Maintain and clean mechanical rooms and equipment
- General: Assist other trades/technicians where assigned and/or needed
- General: Ability to locate and shut off valves and electrical circuits in an emergency
- Attend and actively participate in staff/safety meetings
- Maintain all logs per ACA requirements as applicable
- Open, document action taken and close on demand and preventative maintenance work requests using a PC and PDA
- Perform other assignments as needed and/or assigned
- Strong interpersonal and problem-solving skills
- Excellent verbal/written communication and presentation skills
- Experience in leading the project management process
- Proven record of providing excellent customer service
- Understand and abide by all applicable Safety Data Sheets (SDS) procedures
- Understand and abide by all Lock Out Tag Out procedures
- Possess a working knowledge of MS Word, Excel, Outlook and PDA
Required
- High School Diploma or equivalent.
- One year of progressive experience in the repair and maintenance of a commercial building, educational environment, correctional facility or health care facility preferred.
- Fluent in English language to speak, read and write clearly
- Valid driver's license
Position Type / Expected Hours of Work
This is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. After-hours, holidays, or weekends may be required as business needs dictate. This position will serve as the on-call technician approximately one week per month.
Travel
This position requires local travel to provide maintenance to multiple properties. Minimal travel outside the Charlotte area may be required.
Supervisory Responsibilities
No supervisory duties for this position.
Work Environment
Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.

Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.
Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.
Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.
The employee is regularly required to talk or listen effectively.
