MAINTENANCE SUPERVISOR

JOB SUMMARY
This position is responsible for supervising and participating in the repair and maintenance of agency facilities and equipment. Position requires being on call.
MAJOR DUTIES
•
Makes repairs of facility systems; coordinates the work of contractors with the Associate Executive Director of Administration.
•
Processes work orders.
•
Ensures compliance with OSHA, Fire Department, Health Department, Alabama Department of Mental Health, the Life Safety Code, and other public environmental agency requirements.
•
Serves as liaison with contracted businesses to ensure job satisfaction.
•
Examines facilities to identify and prioritize repair and maintenance needs.
•
Develops and implements a preventive maintenance program.
•
Develops and implements procedures to respond efficiently to emergency repair needs.
•
Manages the purchase and inventory of janitorial and lawn maintenance supplies, tools, and equipment.
•
Coordinates with agency staff to identify and prioritize repair and maintenance needs.
•
Ensures compliance with agency purchasing policies and procedures.
•
Picks up and delivers materials and supplies.
•
Performs grounds maintenance duties.
•
Directs the maintenance of agency vehicles; prepares vehicles for field trips; ensures the readiness of agency vehicles.
•
Prepares facilities for special functions, meetings, and programs.
•
Maintains certification in CPR and First Aid.
•
Performs other duties and responsibilities deemed necessary; not otherwise specified.

Skill in oral and written communication. SUPERVISORY CONTROLS
The Associate Executive Director of Administration supervises and assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results. GUIDELINES
Guidelines include agency policies, Alabama Department of Mental Health guidelines, Medicaid guidelines, building and electrical codes. These guidelines are generally clear and specific but may require some interpretation in application.
COMPLEXITY/SCOPE OF WORK
•
The work consists of related maintenance and supervisory duties. The variety of tasks to be performed contributes to the complexity of the work.
•
The purpose of this position is to supervise and participate in the maintenance of agency facilities. Successful performance in this position contributes to the efficient and effective maintenance of those buildings.

The work is typically performed while intermittently sitting, standing, stooping, bending, crouching, or walking. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move over 25 pounds. Specific vision abilities required for this job include close vision, distant vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
•
The work is typically performed both indoors and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, and machinery with moving parts. Work requires the use of protective devices such as masks, goggles, gloves, etc. SUPERVISORY AND MANAGEMENT RESPONSIBILITY
This position has direct supervision over Maintenance Worker and Custodian.
MINIMUM QUALIFICATIONS
•
Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education.
•
Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually associated with one to three years’ experience or service.
•
Possession of a valid driver’s license, good driving record. This position may require a CDL.
