Maintenance Supervisor-Luxury Apartments

The Maintenance Supervisor is responsible for managing the maintenance team and ensuring the upkeep of a high-end residential property. This role involves overseeing all aspects of building maintenance, repair, and preventive measures while ensuring compliance with health and safety standards. The ideal candidate will bring experience in luxury apartment maintenance, exceptional leadership skills, and the ability to manage both routine and emergency maintenance tasks effectively.
RESPONSIBILITIES:
- Supervise a team of 3 including a Maintenance Technician, Housekeeper, and Painter.
- Conduct regular performance evaluations and provide constructive feedback.
- Schedule and assign tasks to the team based on property needs and priorities.
- Oversee and participate in the day-to-day maintenance of the property, including HVAC systems, plumbing, electrical, and carpentry.
- Perform or coordinate high-end finishes repairs, such as tile work, cabinetry, lighting, and appliances.
- Conduct routine inspections of buildings, facilities, and common areas to maintain luxury standards.
- Develop and implement preventive maintenance programs to ensure optimal operation and appearance of all property components.
- Maintain records of scheduled and completed maintenance tasks and ensure timely updates on repairs.
- Coordinate and manage contractors and vendors for specialized repairs, upgrades, or renovations.
- Negotiate contracts and oversee third-party services to ensure high-quality work and cost efficiency.
- Assist the Property Manager in preparing the maintenance budget and managing expenditures within budget.
- Manage inventory for maintenance supplies, equipment, and spare parts, placing orders as necessary.
- Ensure the property adheres to all local, state, and federal regulations.
- Conduct regular safety drills, monitor emergency systems, and oversee fire alarm systems, smoke detectors, and other safety equipment.
- Provide ongoing safety training for the maintenance team and ensure a safe working environment.
- Respond to maintenance requests promptly and courteously, ensuring resident satisfaction.
- Maintain a high standard of customer service, demonstrating professionalism in all resident interactions.
QUALIFICATIONS:
- Driverâ?s license and transportation.
- Have own tools.
- 3-5 years of experience in a maintenance role, with at least 2 years in a supervisory position in a luxury or high-end residential property.
- Strong knowledge of building systems (HVAC, electrical, plumbing).
- Certification or licensure in HVAC, plumbing, or electrical preferred.
- Excellent organizational, problem-solving, and communication skills.
- Ability to work on-call hours, including weekends and holidays, as required.
COMPENSATION AND BENEFITS:
The salary range for this role is $70,000-$75,000yr along with a benefits package.
