About the Role

Winchester Carlisle Companies seeks a seasoned Purchasing Director to spearhead its procurement efforts in the residential construction industry.

Estimated Salary: $140,000 - $200,000 per year, commensurate with experience.

This key position will oversee the company's purchasing functions, managing supplier contracts, and leading the Purchasing Department. As a trusted advisor, you will work closely with subcontractors and suppliers to procure materials, maintain accurate contracts, and drive business growth.

Responsibilities
  • Liaise with subcontractors to select vendors, process bids, and schedule products.
  • Collaborate with Construction to manage subcontractors, analyze contract scope, negotiate pricing, and resolve discrepancies.
  • Maintain master trade partner/subcontractor lists and update insurance policies.
  • Develop and update pricing, specs, and photos for vendors.
Vendor Partnerships
  • Negotiate pricing, contracts, and payment terms with suppliers.
  • Review and resolve supplier invoice discrepancies, grievances, claims, conflicts, product non-conformances, or quality issues.
  • Arrange supplier meetings with Winchester Carlisle Companies personnel to review problems or issues.
  • Develop a competitive vendor base that sustains advantages.
  • Support various departments to meet target costs and establish cost models.
  • Manage materials savings initiatives aligned with profit plans and business objectives.
Leadership
  • Provide clear direction and goals to employees.
  • Coach and mentor employees, ensuring outcomes and deliverables are complete.
  • Establish policies and procedures as needed, promoting compliance and reducing financial risk.
  • Promote company relationships with homebuilders and job safety, encouraging safe working practices.
  • Resolve conflicts between employees, subcontractors, suppliers, and agencies.
  • Involvement in managerial oversight of homes.
  • Other duties as assigned.
Requirements
  • Construction knowledge and ability to read blueprints and understand relevant reports.
  • Scheduling, cost vs budget analysis, cost projection, and proforma writing experience.
  • Full-cycle purchasing management for single-family production projects (200-600 units).
  • High-level understanding of system applications in homebuilding software packages.
  • Knowledge of local code, OSHA guidelines, and applicable building codes and practices.
  • Solid understanding of generally accepted purchasing principles and practices.
  • Working knowledge of house building and construction material purchasing.
  • Commodity supply chain practices and principles.
Skills and Abilities
  • Negotiation in a cost-transparent environment.
  • Vendor partnership development and improvement.
  • Strong Excel skills (lookups, if statements, conditional formatting).
  • Continuous improvement environment adaptability.
  • Detail-oriented data management.
Education & Experience
  • Bachelor's Degree in Construction or related field; experience may be accepted in lieu of degree.
  • Minimum 10 years of residential construction purchasing experience in management roles.
  • Home building experience required.
