About the Role

We are seeking a highly skilled and experienced Commercial Property Manager to join our team. As a Senior Commercial Property Portfolio Manager, you will be responsible for managing a portfolio of assets, ensuring optimal performance and client satisfaction.

Key Responsibilities:
  • Manage assigned properties to meet management agreements and annual budget goals.
  • Perform essential property management tasks, including rent collection, tenant communication, accounts payable approval, and monthly variance analysis reporting.
  • Enforce lease compliance and address tenant inquiries, concerns, and work orders.
  • Conduct monthly property inspections and deliver detailed reports to clients.
  • Coordinate with vendors and contractors to resolve maintenance issues and oversee routine services.
  • Manage tenant move-ins/move-outs and ensure compliance with lease requirements.
  • Maintain risk management and code compliance for all properties.
  • Collaborate with internal teams (leasing, accounting, construction) and external stakeholders to support asset performance.
  • Prepare operating budgets, forecasts, and five-year plans.
  • Supervise operational and capital improvement projects such as roof replacements, asphalt repairs, and vacant space upfits.
Requirements:
  • Bachelor's degree in Business Administration, Real Estate, Finance, or a related field preferred.
  • 3-5 years of experience in commercial property management, preferably in retail.
  • SC/NC broker license preferred; participation in an industry organization such as IREM encouraged.
  • Proficiency in Yardi and Excel; familiarity with AIA contracts and building systems (HVAC, roofing, electrical, etc.).
  • Excellent communication, organizational, and problem-solving skills.
  • Strong understanding of lease agreements, financial reporting, property management principles, and industry best practices.
