Job Title: Project Manager

At Annex Group LLC, we are seeking a highly skilled and experienced Project Manager to lead our construction projects from inception to completion.

Job Summary:

The Project Manager will be responsible for overseeing the day-to-day operations and project administration activities for all assigned construction projects. This includes managing a staff of Superintendents, Project Engineers, and Project Support staff, as well as assisting in the development and implementation of corporate policies and procedures to achieve established corporate goals and support the corporate mission statement.

Key Responsibilities:
  • Develop and implement cost-effective plans and schedules for project completion, ensuring timely and within-budget delivery.
  • Minimize exposure and risk by implementing standards and quality assurance controls, ensuring compliance with all relevant regulations and specifications.
  • Coordinate the work of subcontractors working on various phases of multiple projects, ensuring seamless execution and timely completion.
  • Oversee the performance of all trade contractors and review architectural and engineering drawings to ensure all specifications and regulations are being followed on all projects.
  • Administer construction contracts, obtain necessary permits and licenses, and negotiate buyouts and subcontracts.
  • Supervise Project Engineers and Superintendents, reviewing their reports, checking on reported difficulties, and correcting safety violations or other reported deficiencies.
  • Track and control construction schedules and associated costs to achieve completion of projects within time and monies allocated.
  • Report progress and any necessary modifications of plans to the Owner, Architects, and the Director of Construction.
  • Conduct project meetings and manage day-to-day operational and tactical aspects of multiple construction projects in a supervisory role.
  • Manage day-to-day client interactions and expectations, directly or in a supervisory role.
  • Accurately forecast project-specific revenue, profitability, and costs.
  • Proactively identify changes in project scope and ensure appropriate measures are taken.
  • Administer the submittal review process between Subcontractors/Suppliers and the design team, with the support of Superintendents and Project Engineers.
  • Finalize submittals and shop drawings.
  • Assist and support the Superintendent with QA/QC.
  • Coordinate subcontractor and workforce activities with the support of the Superintendent.
  • Solicit and manage subcontractor/supplier relationships.
  • Utilize project management software extensively.
  • Work effectively with Microsoft Office products (Word, Excel, Outlook, etc.).
Work Environment:

The work environment for this position is fast-paced and dynamic, with minimal to high noise levels. The Project Manager will work independently as well as part of a team, requiring strong verbal and face-to-face communication skills. Frequent use of a computer and general office equipment is necessary, as well as adherence to OSHA safety protocols when on-site.

Requirements:
  • Bachelor's degree from an accredited institution in construction management/technology, engineering, architecture, or business.
  • A minimum of 5 years combined experience in Project Management, preferably in multifamily development.
  • Demonstrated ability to manage multiple concurrent projects while meeting project deadlines.
  • Excellent problem-solving, analytical, organizational, and time management skills.
  • Excellent verbal and written communication skills.
