Job Description
At Boston Pads LLC, we are seeking a highly skilled Financial Accountant to join our team. The ideal candidate will have a strong background in accounting and a deep understanding of the real estate industry.

Key Responsibilities:
  • Manage bank accounts for rent, deposits, and disbursements to landlords, property management team, and maintenance vendors.
  • Maintain accurate records of subcontractor files, including W9s and certificates of liability.
  • Develop and maintain the chart of accounts.
  • Prepare monthly financial reports and balance sheets, providing analysis of operating expenses.
  • Develop budgets based on expected rental income and maintenance costs.
  • Ensure accuracy of tenant ledgers and general ledger.
  • Collaborate with property owners to ensure compliance with loan and bond documents.
  • Supervise internal accounting controls and address any questions or disputes related to them.
  • Manage cash flow issues.
  • Oversee accounts receivables and collect delinquencies.
  • Manage accounting for fixed assets.
  • Forecast performance through short and long-term financial projections.
  • Oversee or assist with auditing processes.
  • Prepare 1099 reports after each year-end.
  • Work with owners and tax accountants to prepare documentation for annual tax filings.

Requirements:
  • Bachelor's degree in accounting preferred but not required.
  • Strong understanding of the real estate industry.
  • Experience with AppFolio or other property management software preferred.
  • Excellent organizational skills and effective communication abilities.
