Operational Manager for Residential Properties

VPH Management Services LLC is seeking a skilled Operational Manager to oversee the activities of on-site staff and ensure efficient completion of cleaning, garbage pickup, construction, or maintenance projects.
Job SummaryThe estimated annual salary for this position is $65,000 - $80,000 based on industry standards in the New York City area.
This is a dynamic role that requires strong organizational skills, effective communication, and problem-solving abilities. As an Operational Manager, you will be responsible for supervising porters at assigned locations, scheduling pick-up of garbage, and overseeing mold repairs as required within 60 days of property takeover.
- Main Responsibilities:
- Manage Porters at assigned locations to ensure timely and efficient service delivery.
- Supervise and set schedules for pick-up of garbage, adhering to company policies and regulatory requirements.
- In RealPage, assist with scheduling of work orders to prioritize tasks and allocate resources effectively.
- Oversee mold repairs as required within 60 days of property takeover, ensuring compliance with safety standards and quality guidelines.
- Conduct regular site visits to monitor construction activities, verify compliance with approved plans, and prevent unauthorized material placement.
- Participate in tenant evictions, maintaining a professional demeanor and ensuring adherence to company protocols.
- Collaborate with the Inventory Manager to maintain adequate supplies and respond promptly to violations.
- Assist in assigning staff for HQS, Section 8, and HPD repairs, ensuring seamless execution of tasks.
- Perform daily building inspections to verify property condition, secure locks, and identify potential risks.
- Coordinate with porters to ensure timely garbage disposal, promoting a clean and healthy environment.
- Maintain open communication with tenants, vendors, local community members, and city agencies, fostering positive relationships and resolving issues efficiently.
- Complete required documentation to support duties, ensuring accuracy and transparency in reporting.
- Identify potential project risks and notify the manager promptly, enabling proactive mitigation strategies.
Requirements:
- A high school diploma or equivalent is essential; prior experience with NYC Housing Authority, building renovations, and work order management is preferred.
- Supervisory experience is mandatory, demonstrating ability to lead teams and manage multiple tasks concurrently.
- Strong computer and administrative skills are required, including proficiency in Microsoft Office, Word, and Excel.
- Familiarity with property management software such as RealPage is advantageous.
- Excellent verbal and written communication skills are essential for effective collaboration and conflict resolution.
- Interpersonal and customer service skills are crucial for building trust with stakeholders and resolving issues efficiently.
- Strong analytical and problem-solving skills enable swift identification and mitigation of project risks.
Work Environment:
- This role involves significant on-site work, necessitating frequent visits to buildings and properties.
- Some sitting at a desk and working on a computer is also required, but mobility is essential due to walking and standing demands.
- The ability to ascend and descend staircases, ladders, and step stools is necessary for site inspections.
- Travel outside in varying outdoor weather conditions may be required for meetings and inspections.
