Job Summary

We are seeking a diligent and organized Compliance Officer to oversee the day-to-day execution of building compliance, Section 8, and LIHTC certifications across our portfolio of residential properties in Harlem, Northern Manhattan, Brooklyn, and the Bronx.

This role is responsible for monitoring project-based Section 8 and LIHTC properties for ongoing compliance with all applicable tax credit and Section 8 procedures and policies. The ideal candidate will have excellent communication and interpersonal skills, be detail-oriented and highly organized, and possess time management and prioritization skills.

Key Responsibilities
  • Monitor Section 8 and LIHTC properties for compliance with tax credit and Section 8 procedures and policies.
  • Audit files to ensure compliance with program guidelines.
  • Assist with audit preparation and communicate with property managers and maintenance teams regarding repair tracking and violation correction.
  • Certify HPD, DOB, ECB, and HQS violations daily via eCertification or paper and mail.
  • Send daily email alerts to the Property Management team regarding upcoming HPD, DOB, ECB, and HQS complaint and violation certification dates.
  • Generate and distribute weekly HPD violations report, lead, and mold reports (Class A, B, and C) to track violations due and vendor access dates.
  • Analyze and organize HPD dismissals with the Property Management Team, including check requests, opening work orders, meeting with the team, status updates, and providing inspection results.
  • Obtain access dates and confirm appointments involving HPD Mold and Lead Violations with sites and vendors as needed.
  • Track repair access issues and send access letters via certified mail when needed.
  • Promptly report to the legal team with backup documentation related to violations and work completion needed to commence.
  • Distribute and track HPD Annual Safety mailing notices using Site Compli.
  • Monitor all portfolio buildings on Site Compli to track new violations and compliance deadlines.
  • Assist in HPD Annual Property Registrations.
  • Assist in onboarding city agencies when transitioning a new property.
Requirements
  • Bachelor's degree in business, management, or real estate preferred.
  • 3+ years of previous experience in property management or real estate.
  • Any required state licensing.
  • Working knowledge of industry standards and regulations.
  • Excellent communication skills, both verbal and written.
  • Strong organizational and time management skills.
  • Proficiency in Microsoft Office.
  • Covid-19 vaccinated preferred.
