Residential Property Director Position

This Residential Property Director position is a key role within Grubb Properties, where you will be responsible for overseeing all aspects of our new property, Link Apartments QPN in Long Island City, NY. This opportunity requires a highly motivated and experienced leader to drive revenue growth, lead the leasing team, and ensure the physical condition of the property is well-maintained.
The successful candidate will have a strong background in residential property management, with experience in marketing strategies, financial performance monitoring, and personnel management. They will also possess excellent leadership skills, a thorough knowledge of accounting and administrative procedures, and effective communication skills. Salary: $140,000 - $160,000 commensurate with experience
About the Role
In this role, you will be responsible for developing and implementing effective marketing strategies to drive annual revenue growth. You will lead and guide the leasing team, providing training, evaluating performance, and making personnel decisions. Additionally, you will monitor financial performance and make operational adjustments to exceed performance goals. Other key responsibilities include supervising maintenance staff and external contractors, adhering to company policies and directives, ensuring daily bank deposits, and coordinating rent collections.
Key Responsibilities:
- Developing and implementing effective marketing strategies to drive annual revenue growth.
- Leading and guiding the leasing team, providing training, evaluating performance, and making personnel decisions.
- Monitoring financial performance and making operational adjustments to exceed performance goals.
- Supervising both maintenance staff and external contractors to ensure the property's physical condition is well-maintained.
- Adhering to company policies and directives related to personnel, accounting, maintenance, and purchasing.
- Ensuring daily bank deposits, coordinating petty cash disbursements, and overseeing rent collections.
Qualifications:
- Bachelor's degree is preferred, high school diploma required.
- Three to five years of experience in residential property management.
- Property Manager's license or Real Estate Brokers License (where required by state).
- Strong leadership, training, supervision, and decision-making capabilities.
- Thorough knowledge of accounting and administrative procedures.
- Ability to keep accurate records and experience working in Yardi and Office 365.
- Pleasing personality and effective communication skills.
- Prior experience working on a Class A, new construction/lease up in NYC is a must.
