About the Role

The HVAC Utilities Technician is responsible for the overall preventative, predictive and corrective maintenance strategies of utility systems and equipment in accordance with the OEM recommendations and internal SOPs.

This role involves monitoring and responding to equipment and systems tied to the Building Management/Controls and Monitoring systems.

Key Responsibilities
  • Assess equipment and their mechanical systems as part of the equipment onboarding process
  • Perform initial new equipment installations
  • Perform planned and corrective work on utility mechanical equipment in accordance with internal procedures meeting all Quality and EHSS requirements
  • Complete daily rounds and document utility equipment performance
  • Manage contractor services on externally performed equipment preventative and corrective maintenance, on-site escorting, supervision, and ensure all applicable documentation is in accordance with internal procedures
  • Interface with various departments to complete utility equipment maintenance and repairs
  • Develop JSAs for associated work
  • Support periodic review of equipment performance and identify and propose areas for continuous improvement
  • Communicate as found PM to the department equipment owners and report any noted equipment performance deviations. Act as SME during investigations
  • Support in writing, editing and reviewing maintenance procedures including WI (Work Instructions) and WPTs (Work Plan Templates)
  • Be on call and provide emergency services as required. Overtime will be based on a as needed basis
  • Maintain knowledge and troubleshooting proficiency for process equipment systems. Troubleshoot utility systems including RO, HVAC, Chilled Water, Hot Water and Compressed Air
  • Develop and maintain troubleshooting narratives for equipment systems
  • Actively monitor and pull trends for critical systems tied to the Building Management Control System (Metasys). Respond to alarms from the Building Control System. Report findings to associated equipment owners
  • Upload completed mechanical preventative maintenance documentation and other corrective maintenance work into the Maintenance CMMS system (Blue Mountain Regulatory Asset Manager (BMRAM)) while adhering to Good Documentation Practices
  • Support the spare parts program by identifying critical spare parts for equipment
  • Support Calibration and Controls Technicians as needed
  • Perform gas cylinder change-outs for GMP Manufacturing and lab activities
  • Troubleshoot and support after hours as required or on-call (response to building management and building monitoring systems)
  • Provide general site services support as required including, general facility repairs and general site grounds maintenance
  • Provide after-hours troubleshooting support as required.
Requirements
  • 4+ years of experience in HVAC maintenance and utilities support
  • Previous experience working with complex mechanical systems, preferably within a regulated environment
  • Strong knowledge of HVAC systems, troubleshooting skills, and familiarity with utility systems like HVAC, Chilled Water, Hot Water and Compressed Air
  • Understanding of EHSS, and regulatory standards for HVAC
  • Must be a self-starter, detail oriented, able to perform complex tasks and work cross-functionally with other departments with minimal supervision
  • Effective communication skills reporting mechanical issues as it relates to product quality
  • Experience with CMMS related systems and management of documentation
  • Effective troubleshooting skills
  • Preferred: Experience in documentation management within a structured Quality System (ISO, FDA)
  • HVAC certification or relevant technical training is a plus
  • Ability to provide after-hours troubleshooting support as needed
Physical Requirements
  • May be required to lift up to 50 pounds of materials or equipment.
  • Requirement to gown into Classified Areas of the facility (ISO 7 and 8 sterile gowning)
  • The ability to move safely over uneven terrain or in confined spaces
  • The ability to safely climb ladders while carrying 40 pounds
  • The ability to wear personal protective gear correctly as required
