Job Overview

Luxury Rentals Miami Beach is a leading luxury vacation rental company in Miami, providing impeccable service with a diverse portfolio of luxury properties for our guests to choose from. With over ten years of experience, we are passionate about all things travel and hospitality.

The Maintenance Department Head will provide leadership, vision, and strategy in maintaining the long-term health of our properties. This may include performing inspections, hiring landscapers, electricians, and other contractors to maintain our residences in excellent condition. Complex problems require consulting vendors and contractors. The Maintenance Department Head will manage the maintenance & property management departments, participate in hiring, training, and mentoring their team, and ensure the smooth daily operation and guest appeal of the residences.

Responsibilities
  • Share our commitment to treating others as we would have them treat us.
  • Oversee, maintain, and inspect all designated residences.
  • Coordinate ongoing maintenance and inspections in all of the LRMB portfolio to comply with relevant laws, codes, and company policies.
  • Manage staff, vendor, and contractor relationships.
  • Prepare and maintain records, correspondence, and files.
  • Develop and manage annual budgets by forecasting resident requirements and needs.
  • Achieve financial goals and report periodically on financial performance.
  • Ensure department expenditures meet budget requirements and assist with the capital budget process.
  • Perform work within departmental expense plans.
  • Maintain residences by investigating and resolving guest complaints.
  • Supervise, perform, and document preventative maintenance programs according to company and brand standards.
  • Troubleshoot and repair malfunctions in electrical/mechanical/plumbing systems & equipment.
  • Resolve maintenance problems, complaints, and work orders to prioritize and schedule work.
  • Supervise and schedule maintenance staff. Interpret specifications, job orders, and company policies to workers and enforce safety regulations.
  • Analyze and resolve work problems to assist the team. Initiate or suggest plans to motivate the team. Recommend or initiate personnel actions, such as training, promotions, and disciplinary measures. Reward employees who meet/exceed expectations.

The ideal candidate will have a Bachelor's degree in a relevant field, prior hotel maintenance engineer experience, at least 5 years of experience leading or supervising a team, a sound understanding of engineering principles, and the ability to work onsite and in the office. The salary for this role is estimated to be around $65,000 per year, based on industry standards and location.
