Homeownership Advocate and Estate Planning Specialist

Community Legal Services, Inc. is a leading non-profit provider of free civil legal services to low-income Philadelphia residents.
The organization seeks a full-time paralegal to join its esteemed Homeownership and Consumer Rights Unit (HCRU), dedicated to helping low-income Philadelphians overcome tangled title problems.
Tangled titles occur when the homeowner's name is not listed on the deed, often due to inheritance or rent-to-own agreements gone awry.
This critical issue affects over 10,000 homes in Philadelphia, locking away an estimated $1.1 billion in family wealth, predominantly in low-income Black neighborhoods.
By resolving these issues, the HCRU aims to promote intergenerational wealth growth and close the racial homeownership gap.
Key Responsibilities:- Conduct initial client interviews to gather information and assess needs.
- Meet with clients to prepare wills, powers of attorney, and other estate planning documents.
- Facilitate sensitive discussions between family members regarding home ownership and assets.
- Assist attorneys in filing petitions with the Register of Wills and Orphans Court to resolve probate-related issues.
- Draft, execute, and record deeds to secure clients' property rights.
- Support estate administration, including tax and Medicaid recovery matters.
- Collaborate with the Tangled Title Fund to secure external funding for families facing title challenges.
- Develop and lead community education sessions on dealing with tangled titles and the importance of having a will.
- Pursue systemic advocacy through policy, administrative, and legislative efforts.
- High School Diploma or equivalent
- Ability to work effectively in a fast-paced environment
- Commitment to delivering high-quality, compassionate representation
- Excellent written and verbal communication skills
- Proven ability to meet deadlines and multitask while maintaining attention to detail
- Computer literacy
- Capacity to learn complex material quickly
- Strong interpersonal skills and experience working in diverse settings
This full-time position comes with a competitive salary, estimated at $52,500 annually, and a comprehensive benefits package, including employer-paid medical, life, and short/long-term disability insurance, a 403(b) retirement plan, and a generous leave program.
